ENTITLED AN ORDINANCE AMENDING
CHAPTER 30 OF THE CODE OF ORDINANCES
OF BEAUMONT, TEXAS, AND IN PARTICULAR
THE BOUNDARIES OF THE ZONING DISTRICTS
AS INDICATED UPON THE ZONING MAP OF
BEAUMONT, TEXAS, BY CHANGING A 22. 8
ACRE TRACT OUT OF THE SAMUEL STIVERS
LEAGUE, ABSTRACT 51, BEAUMONT, JEF-
FERSON COUNTY, TEXAS, AS HEREINAFTER
DESCRIBED, PRESENTLY ZONED R-2 TO
LR-1; PROVIDING FOR SEVERABILITY;
AND PROVIDING A PENALTY.
BE IT ORDAINED BY THE CITY OF BEAUMONT:
Section 1.
That Chapter 30 of the Code of Ordinances of Beaumont,
Texas, and in particular the boundaries of the zoning districts
as indicated upon the Zoning Map of the City of Beaumont, refer-
red to in Section 30-4 thereof, is hereby amended by changing
the zoning classification of the following described tract of
land, presently zoned R-2 (Two Family and Multiple Dwelling)
to LR-1 (Local Retail District) to wit:
BEING a 22. 811 acre tract of land out
of the Samuel Stivers League, Abstract
51, Beaumont, Jefferson County, Texas;
BEGINNING at a point in the east right-
of-way line of FM 364 (Major Drive) , also
being in the center line of an irrigation
canal, said BEGINNING CORNER being located
South 001 07 ' 15" east a distance of
1840. 97 feet from the point of intersection
of the east right-of-wa_V line of FM 364,
(Major Drive) , and the south right-of-way
line of Walden Road;
THENCE South 000 07 ' 15" East along the
east right-of-way line of FM 364 (Major
Drive) , a distance of 1800. 00 feet to a
point for the southwest corner of the
22. 811 acre tract;
THENCE North 890 52 ' 45" East a distance
of 600. 00 feet to a point for the south-
east corner of the 22. 811 acre tract;
THENCE North 000 07 ' 15" West parallel
with the east right-of-way line of FM
364 (Major Drive) , a distance of 1512. 10
feet to a point for the northeast corner
of the 22. 811 acre tract, said corner being
in the centerline of an irrigation canal;
THENCE North 640 29 ' 15" West along the
centerline of said canal a distance of
665. 50 feet to the PLACE OF BEGINNING,
containing in area 22. 811 acres of land,
more or less.

and the official Zoning Map of the City of Beaumont is hereby
amended to reflect such changes.
Section 2.
That in all other respects the use of the property
hereinabove described shall be subject to all of the applicable
regulations contained in Chapter 30 of the Code of Ordinances
of Beaumont, Texas, as amended.
Section 3.
That if any section, subsection, sentence, clause or
phrase of this ordinance , or the application of same to a par-
ticular set of persons or circumstances, should for any reason
be held to be invalid, such invalidity shall not affect the
remaining portions of this ordinance, and to such end the
various portions and provisions of this ordinance are declared
to be severable.
Section 4.
Any person who violates any provision of this
ordinance shall, upon conviction, be punished as provided in
Section 1-8 of the Code of Ordinances of Beaumont, Texas.
