ENTITLED AN ORDINANCE FOR THE ISSUANCE
OF A SPECIFIC USE PERMIT TO OPERATE AN
ESTABLISHMENT FOR SALE AND CONSUMPTION
OF ALCOHOLIC BEVERAGES ON A 7.93 ACRE
TRACT HEREIN DESCRIBED IN ACCORDANCE
WITH A "PLAT PLAN" .
WHEREAS, on May 18, 1981 , the Planning and Zoning
Commission of the City of Beaumont recommended the issuance of a
specific use permit to operate an establishment for sale and
consumption of alcoholic beverages to Carroll M. DuBose, and his
heirs, representatives, successors, and assigns, for that certain
7.93 acre tract of land hereinafter described; and,
WHEREAS, the City Council is of the opinion that the
issuance of such specific use permit is in the best interest of
the City of Beaumont and its citizens, subject to the hereinafter
described conditions;
NOW, THEREFORE, BE IT ORDAINED BY THE
CITY COUNCIL OF THE CITY OF BEAUMONT:
Section 1 .
That a specific use permit to operate an establishment
for sale and consumption of alcoholic beverages in accordance with
Section 30-26 and Section 30-40, as amended, be granted to Carroll
M . DuBose, his heirs, legal representatives, successors and
assigns for that certain 7.93 acre tract of land, more
particularly described in Exhibit "A" attached hereto and made a
part hereof for all purposes.
Section 2.
That this specific use permit herein granted is
expressly issued for and in accordance with each particular and
detail of "Plat Plan" attached hereto as "Exhibit B" and made a
part hereof for all purposes.
PASSED BY THE CITY COUNCIL of the City of Beaumont this

BEING a 7.93 acre tract of land
out of the Charles Williams League,
Abstract No. 59 in Beaumont, Jef-
ferson County, Texas, and said 7.93
acre tract of land being more par-
ticularly described by metes and
bounds as follows:
BEGINNING at a 1/2 inch steel rod
locating the intersection of the
West right-of-way line of Dowlen
Road and the North right-of-way
line of Calder Road; said iron rod
also locates the Southeast corner
of the Cousins 25.136 acre tract;
THENCE North 0 degrees 45 minutes,
30 seconds West with the West line"
of Dowlen Road a distance of 31145'
feet to an iron stake locating the
beginning point of a curve to the
right whose central angle is 15
degrees 24 minutes 7 seconds and
whose radius is 1200.02 feet;
TF-T!NCE in a Northeasterly direction
with the arc of said curve an arc
distance of 343.53 feet to an iron
stake for corner; said iron stake
locates the Southeast corner of the
Jefferson Savings & Loan tract and
lies in the centerline of the now
abandoned "V" Street;
THENCE North 0 degrees 45 minutes 03 .
seconds West with the West line of the
Jefferson Savings & Loan tract and
with the centerline of the now aban-
doned "V" Street a distance of 519.55
feet to an iron stake for corner in
the South line of a 100 foot right-of-
way for Phelan Boulevard;

distance of 441.0 feet to an iron stake
for corner;
THENCE South 0 degrees 45 minutes 03
seconds East 928.43 feet to an iron
stake for corner in an old fence line
on the North line of Calder Road;

seconds East with an old fence line
416.71 feet to the place of beginning
containing 7.93 acres of land.
