ENTITLED AN ORDINANCE AMENDING CHAPTER 30
OF THE CODE OF ORDINANCES OF BEAUMONT,
TEXAS, AND IN PARTICULAR THE BOUNDARIES OF
THE ZONING DISTRICTS AS INDICATED UPON THE
ZONING MAP OF BEAUMONT, TEXAS, BY CHANGING
A 3.31 ACRE TRACT OUT OF THE PIN OAKS
PLOTS ANNEX ADDITION, BEAUMONT, JEFFERSON
COUNTY, TEXAS, AS HEREINAFTER DESCRIBED,
PRESENTLY ZONED "RS" (RESIDENTIAL SINGLE
FAMILY DISTRICT) TO "OP" (OFFICE PARK
DISTRICT) ; PROVIDING FOR SEVERABILITY; AND
PROVIDING A PENALTY.
BE IT ORDAINED BY THE CITY OF BEAUMONT:
Section 1.
That Chapter 30 of the Code of Ordinances of Beaumont,
Texas, and in particular the boundaries of the zoning districts as
indicated upon the Zoning Map of the City of Beaumont, referred to in
Section 30-5B thereof, is hereby amended by changing the zoning
classification of a 3 .31 acre tract of land described in Exhibit "A"
attached hereto and made a part hereof , presently zoned RS
(Residential Single Family District) to OP (Office Park District) and
the official zoning map of the City of Beaumont is hereby amended to
reflect such changes.
Section 2.
That in all other respects the use of the property
hereinabove described shall be subject to all of the applicable
regulations contained in Chapter 30 of the Code of Ordinances of
Beaumont, Texas, as amended.
Section 3.
That if any section, subsection, sentence, clause or phrase
of this ordinance, or the application of same to a particular set of
persons or circumstances, should for any reason be held to be
invalid, such invalidity shall not affect the remaining portions of
this ordinance, and to such end the various portions and provisions
of this ordinance are declared to be severable.
Section 4.
Any person who violates any provision of this ordinance
shall, upon conviction, be punished as provided in Section 1-8 of the
Code of Ordinances of Beaumont, Texas.

PROPERTY DESCRIBED AS FOLLOWS: Lots 6-12, 16, 17 and 18, Pin Oak Plots
Annex Addition; Lots 1-7 , Block 174, Pinecrest Addition; and an additional
tract being more particularly described as: 'BEING out of Block 90 'of
the Beaumont Improvement Company Subdivision of the Absalome Williams
Survey, being described by metes and bounds as follows: BEGINNING at the
northeast corner of Lot 19 of Pin Oak Plots Annex on the south line of
Primrose Street, iron pipe; THENCE 173' in a southerly direction along
' east line of said Lot No. 19 to north line of Plot B as shown on map of
Pin Oak Plots Annex in Vol . 5, page 155 , map records of Jefferson County,
Texas , iron pipe; THENCE, 150' in an easterly direction along north line of
Plot B and south line of Lots 16 , 17 and 18 of Pin Oak Plots Annex, to
southwest corner of Lot 15, iron pipe; THENCE, 173' in a northerly
direction along west line of Lot 15 to south line of Primrose Street, iron
pipe; THENCE, 150'- viesterly.,along south line of Primrose Street to the
