ENTITLED AN ORDINANCE AMENDING CHAPTER 30
OF THE CODE OF ORDINANCES OF BEAUMONT,
TEXAS, AND IN PARTICULAR THE BOUNDARIES
OF THE ZONING DISTRICTS AS INDICATED UPON
THE ZONING MAP OF BEAUMONT, TEXAS, BY
CHANGING A 3 .90 ACRE TRACT OUT OF THE H.
WILLIAMS SURVEY, BEAUMONT, JEFFERSON
COUNTY, TEXAS, AS HEREINAFTER DESCRIBED,
PRESENTLY ZONED R-2 TO LR-1 ; PROVIDING FOR
SEVERABILITY; AND PROVIDING A PENALTY.
BE IT ORDAINED BY THE CITY OF BEAUMONT:
Section 1 .
That Chapter 30 of the Code of Ordinances of Beaumont,
Texas, and in particular the boundaries of the zoning districts as
indicated upon the Zoning Map of the City of Beaumont, referred to
in Section 30-4 thereof, is hereby amended by changing the zoning
classification of a 3 .90 acre tract of land described in Exhibit
"A" attached hereto and made a part hereof, presently zoned R-2
(Two Family Dwelling) to LR-1 (Local Retail District) , and the
official zoning map of the City of Beaumont is hereby amended to
reflect such changes.
Section 2 .
That in all other respects the use of the property
hereinabove described shall be subject to all of the applicable
regulations contained in Chapter 30 of the Code of Ordinances of
Beaumont, Texas, as amended.
Section 3 .
That if any section, subsection, sentence, clause or
phrase of this ordinance, or the application of same to a
particular set of persons or circumstances, should for any reason
be held to be invalid, such invalidity shall not affect the
remaining portions of this ordinance, and to such end the various
portions and provisions of this ordinance are declared to be
severable.
Section 4 .
Any person who violates any provision of this ordinance
shall, upon conviction, be punished as provided in Section 1-8 of
the Code of Ordinances of Beaumont, Texas.

Being a 3.900 acre tract of land out of the Hezeklah
Williams League, Abstract 56, Beaumont, Jefferson County, Texas,
described by metes and bounds as follows:
BEGINNING at an iron rod which marks the northwest corner
of Beaumont West, Section One, plat of which is recorded in Volume 12,
Page 38, Map Records, Jefferson County, Texas;
THENCE South 02 deg. 20' 38" West along the west tine of
said Beaumont West, Section One, a distance of 351 .03 feet to an
iron rod for corner;
THENCE North 35 deg. 51 ' 04" West to a point for corner
in the west line of a 20.0 foot wide strip of land conveyed to
Beaumont West, Inc. , Trustee, as described in Volume 1985, Page 182,
Deed Records, Jefferson County, Texas;
THENCE North 02 deg. 20' 38" East along the east right of
way line of the Major Drive right of way and the west line of the
said 20.0 foot wide strip of land a distance of 657.45 feet- to an
iron rod for corner;
THENCE North 88 deg. 09' 02" East across the said 20.0
foot wide strip of land a distance of 220.S9 feet to an iron rod
for corner;
THENCE South 02 deg. 20' 38" West a distance of 574.78 feet
to an iron rod for corner in the north line of Beaumont West, Section
One;
THENCE South 86 deg. 43' 12" West a distance of 20.10 feet
to the PLACE OF BEGINNING.
