ENTITLED AN ORDINANCE AMENDING CHAPTER 30 OF
THE CODE OF ORDINANCES OF BEAUMONT,TEXAS,AND
IN PARTICULAR THE BOUNDARIES OF THE ZONING
DISTRICTS, AS INDICATED UPON THE ZONING MAP OF
BEAUMONT, TEXAS, BY CHANGING THE ZONING OF
PROPERTY PRESENTLY ZONED RS (RESIDENTIAL
SINGLE FAMILY) DISTRICT TO LI (LIGHT INDUSTRIAL)
DISTRICT FOR PROPERTY LOCATED AT 685 S. MAJOR
DRIVE, BEAUMONT, JEFFERSON COUNTY, TEXAS;
PROVIDING FOR SEVERABILITY; PROVIDING FOR
REPEAL AND PROVIDING A PENALTY.
BE IT ORDAINED BY THE CITY OF BEAUMONT:
Section 1.
That Chapter 30 of the Code of Ordinances of Beaumont, Texas, and in particular
the boundaries of the zoning districts, as indicated upon the Zoning Map of the City of
Beaumont, referred to in Section 30-513 thereof, is hereby amended by changing the
zoning of property presently zoned as RS (Residential Single Family) District to LI (Light
Industrial) District for property located at 685 S. Major Drive, as described below and on
Exhibit "A" attached hereto:
All that certain tract, piece or parcel of land, out of and a part of the C. Williams
League, Abstract 59, Jefferson County, Texas, being a portion of that certain 4.78
acres(also called 5 acres)described in Deed from Gulf Pipe Line Company to A.D.
Cannon, dated 12-18-1922 and recorded in Vol. 222, page 270 of the Deed
Records of Jefferson County, Texas,the portion thereof being more fully described
by metes and bounds as follows:
BEGINNING at a stake which is 30 feet East of the center line of the Farm to
Market Road No. 364 and the dividing line between the A. Savery and C. Williams
Leagues, which stake is the Northwest corner of the 5 acre (4.78 acre) tract
conveyed by the Gulf Pipe Line Company to A.D. Cannon by Deed recorded in Vol.
222, Page 270, Deed Records of Jefferson County, Texas;
Thence South parallel with said Farm to Market Road to a point in the West line of
said 5 acre tract which is 40 feet South of the Northwest corner of said 5 acre tract
for the BEGINNING CORNER of the tract herein described;
Thence East parallel with the North line of said 5 acre tract a distance of 290 feet
for second corner;
Thence South and parallel with the West side of said 5 acre tract a distance of 75
feet for third corner;
Thence West and parallel with the North line of said 5 acre tract a distance of 290
feet to the West line of said 5 acre tract for fourth corner;
Thence North along the West line of said 5 acre tract a distance of 75 feet to the
place of beginning of the tract herein described, and the official zoning map of
the City of Beaumont is hereby amended to reflect such changes.
Section 2.
That, in all other respects, the use of the property herein above described shall be
subject to all of the applicable regulations contained in Chapter 30 of the Code of
Ordinances of Beaumont, Texas, as amended.
Section 3.
That if any section, subsection, sentence, clause or phrase of this ordinance, or the
application of same to a particular set of persons or circumstances, should for any reason
be held to be invalid, such invalidity shall not affect the remaining portions of this

EXHIBIT "A"
ordinance, and to such end, the various portions and provisions of this ordinance are
declared to be severable.
Section 4.
That all ordinances or parts of ordinances in conflict herewith are repealed to the
extent of the conflict only.
Section 5.
That any person who violates any provision of this ordinance shall, upon conviction,
be punished, as provided in Section 1-8 of the Code of Ordinances of Beaumont, Texas
PASSED BY THE CITY COUNCIL of the City of Beaumont this the 29th day of
October, 2002.
