ENTITLED AN ORDINANCE GRANTING A SPECIFIC USE
PERMITTOALLOW AN OUTPATIENT BASED FAMILY CLINIC
AND MEDICAL OFFICE BUILDING IN A GC-MD-2(GENERAL
COMMERCIAL-MULTIPLE FAMILY DWELLING-2)DISTRICT
LOCATED IN THE 6300 BLOCK OF FOLSOM EXTENSION
EAST OF MAJOR DRIVE IN THE CITY OF BEAUMONT,
JEFFERSON COUNTY, TEXAS.
WHEREAS,the City Council forthe City of Beaumont desires to issue a specific use
permit to Sterling Barnett Little Architects to allow an outpatient based family clinic and
medical office building in a GC-MD-2 (General Commercial-Multiple Family Dwelling-2)
District located in the 6300 Block of Folsom Extension east of Major Drive,and described as
follows:
Being a certain tract of land out of the W.B. Dyches League, Abstract 17, Jefferson
County,Texas,said tract being adjacent to a portion of the west line of that certain tract
described as containing 3.5813 acres in Deed to Dunleith Partners, Ltd.,dated June
15, 2001, recorded under County Clerk's File No. 2001021999, Official Public
Records of Real Property,Jefferson County,Texas,reference to which is hereby made
for all purposes,the herein described tract being rectangular in shape and being Four
Hundred Feet (400') in length along the North line of the Folsom Drive right-of-way
measured from the southwest corner of the aforementioned Dunleith Tract and being
Two Hundred Fifty Feet(250')in length measured along the west line of said Dunleith
Tract measured from the southwest corner of said Dunleith Tract,
as described in Exhibit "A" attached hereto; and,
WHEREAS, the City Council is of the opinion that the issuance of such specific use
permit is in the best interest of the City of Beaumont;
NOW, THEREFORE, BE IT ORDAINED BY THE
CITY OF BEAUMONT:
Section 1.
That a specific use permit to allow an outpatient based family clinic and medical office
building in a GC-MD-2(General Commercial-Multiple Family Dwelling-2)District located in
the 6300 block of Folsom Extension east of Major Drive,described above and in Exhibit"A"
attached hereto, is hereby granted to Sterling Barnett Little Architects, their legal
representatives,successors and assigns forthat certain tract as described hereto and made
a part hereof for all purposes.
Section 2.
Thatthe specific use permit herein granted is expressly issued forand in accordance
with each particular and detail of the site plan attached hereto as Exhibit"B"and made a part
hereof for all purposes.
Section 3.
Notwithstanding the site plan attached hereto, the use of the property hereinabove
described shall be in all other respects subject to all of the applicable regulations contained
in Chapter 30 of the Code of Ordinances of Beaumont, Texas, as amended.
PASSED BY THE CITY COUNCIL of the City of Beaumont this the 25"'day of June,
2002.
