ENTITLED AN ORDINANCE AMENDING CHAPTER 30 OF THE CODE OF
ORDINANCES OF BEAUMONT, TEXAS, AND IN PARTICULAR THE
BOUNDARIES OF THE ZONING DISTRICTS, AS INDICATED UPON THE
ZONING MAP OF BEAUMONT, TEXAS, BY CHANGING THE ZONING OF
PROPERTY PRESENTLY ZONED HI (HEAVY INDUSTRIAL) DISTRICT
AND GC-MD (GENERAL COMMERCIAL-MULTIPLE FAMILY DWELLING)
DISTRICT TO HI, LI (LIGHT INDUSTRIAL), GC-MD AND RCR
(RESIDENTIAL CONSERVATION AND REVITALIZATION)DISTRICT FOR
THE HOLLYWOOD AVENUE AREA, BEAUMONT, JEFFERSON COUNTY,
TEXAS PROVIDING FOR SEVERABILITY; PROVIDING FOR REPEALAND
PROVIDING A PENALTY.
BE IT ORDAINED BY THE CITY OF BEAUMONT:
Section 1.
That Chapter 30 of the Code of Ordinances of Beaumont, Texas, and in particular
the boundaries of the zoning districts, as indicated upon the Zoning Map of the City of
Beaumont, referred to in Section 30-513 thereof, is hereby amended by changing the
zoning of property presently zoned as Hl (Heavy Industrial) District and GC-MD (General
Commercial-Multiple Family Dwelling) District to HI, LI (Light Industrial), GC-MD and RCR
(Residential Conservation and Revitalization)Districtforthe Hollywood Avenue Area being:
HI (Heavy Industrial) to RCR (Residential Conservation and Revitalization):
Hollywood Addition, Lots 1-19, Block 1, Lots 1-24, Block 2 and Lot 31, Block
2; West End Addition, Lots 1-32, Block 1, Lots 1-32, Block 2, Lots 35-39 and
Lots 43-64, Block 2, Lots 1-27, Block 3, Lots 1-22, Block 4, Lots 1-64, Block
5 and Lots 1-32, Block 6; Tax Roll Tracts 42, 43, 46 and 49, Plat C-6, N.
Tevis Survey, and the west one half of the abandoned California Street south
of Brenham Street.
GC-MD (General Commercial-Multiple Family Dwelling)to RCR(Residential
Conservation and Revitalization): West End Addition, Lots 33 and 34 and
Lots 40-42, Block 2 and Lots 28-32, Block 3, and the east one half of the
abandoned California Street south of Brenham Street.
HI (Heavy Industrial) to LI (Light Industrial): Hollywood Addition, Lots 25-30,
Block 2; Tax Roll Tract 55, Plat C-6, N. Tevis Survey; and Tax Roll Tracts 2
and 2A, Plat C-1, N. Tevis Survey.
HI (Heavy Industrial) to GC-MD (General Commercial-Multiple Family
Dwellin : Fannin Street Addition, Lots 2-8; Fannin Street 2"d Addition, Lots
1-8; Fannin Street 31d Addition, Lot 1; and the east 75 feet of Lot 14, Fannin
Street Addition; D. Brown Survey, Tax Plat C-5, all parts of Tract 52 (A
through L), Tract 57; and N. Tevis Survey, Tax Plat C-6, Tract 66(Beaumont
State Center).
All other properties not mentioned above within the 165.53 acres Hollywood Avenue
area rezoning study to remain in the HI (Heavy Industrial) zoning district.
Section 2.
That, in all other respects, the use of the property hereinabove described shall be
subject to all of the applicable regulations contained in Chapter 30 of the Code of
Ordinances of Beaumont, Texas, as amended.
Section 3.
That if any section, subsection, sentence, clause or phrase of this ordinance, or the
application of same to a particular set of persons or circumstances, should for any reason
be held to be invalid, such invalidity shall not affect the remaining portions of this
ordinance, and to such end, the various portions and provisions of this ordinance are
declared to be severable.
Section 4.
That all ordinances or parts of ordinances in conflict herewith are repealed to the
extent of the conflict only.
Section 5.
That any person who violates any provision of this ordinance shall, upon conviction,
be punished, as provided in Section 1-8 of the Code of Ordinances of Beaumont, Texas.
