ENTITLED AN ORDINANCE AMENDING CHAPTER 30 OF THE CODE OF
ORDINANCES OF BEAUMONT, TEXAS, AND IN PARTICULAR THE
BOUNDARIES OF THE ZONING DISTRICTS, AS INDICATED UPON THE
ZONING MAP OF BEAUMONT, TEXAS, BY CHANGING THE ZONING OF
PROPERTY PRESENTLY ZONED RM-M (RESIDENTIAL MULTIPLE
FAMILY DWELLING-MEDIUM DENSITY) TO RS (RESIDENTIAL SINGLE
FAMILY DWELLING) AND RS (RESIDENTIAL SINGLE FAMILY
DWELLING) TO RM-M (RESIDENTIAL MULTIPLE FAMILY DWELLING-
MEDIUM DENSITY) FOR PROPERTY LOCATED ON HIGHWAY 105,
WEST OF CATHEDRAL CHRISTIAN HIGH SCHOOL, BEAUMONT,TEXAS,
JEFFERSON COUNTY, TEXAS; PROVIDING FOR SEVERABILITY;
PROVIDING FOR REPEAL AND PROVIDING A PENALTY.
BE IT ORDAINED BY THE CITY OF BEAUMONT:
Section 1.
That Chapter 30 of the Code of Ordinances of Beaumont, Texas, and in particular
the boundaries of the zoning districts, as indicated upon the Zoning Map of the City of
Beaumont, referred to in Section 30-56 thereof, is hereby amended by changing the
zoning of property presentlyzoned as RM-M(Residential Multiple Family Dwelling-Medium
Density) to RS (Residential Single Family Dwelling) and RS (Residential Single Family
Dwelling) to RM-M (Residential Multiple Family Dwelling-Medium Density for property
located on Highway 105, west of Cathedral Christian High School,
TRACT A - 4.49 ACRES (RM-M TO RS)
BEING 4.49 acres of land lying in and being a part of the residual of
that certain 98.178 acre tract of land in the D. Easley Survey, AB-20,
conveyed to Don Streety described in a deed recorded in Volume 2085, pgs.
256 and 273 of the Deed Records of Jefferson County, Texas, said 4.49
acres being the northern portion of that certain 14.219 acre tract that is
zoned RM-H and being further described by metes and bounds as follows:

FOR a locative corner,the southwest corner of that certain 43.50 acre
tract of land conveyed to Cathedral in the Pines and the southeast corner of
the approximate 44.27 acre residual tract being in the north line of State
Highway 105;
THENCE west along Highway 105, 341.4 feet to the east line of the
said 14.219 acre tract zoned RM-H;
THENCE north along the said east line, 607.4 feet to the PLACE OF
BEGINNING of the herein described tract;
THENCE west along the south line of the herein described tract,
700.0 feet to the southwest corner of the herein described tract in the west
line of the said 14.219 acre tract;
THENCE north along the west line of the said 14.219 acre tract and
the west line of the herein described tract, 279.32 feet to the northwest
corner of the said 14.219 acre tract and the northwest corner of the herein
described tract;
THENCE east along the north line of the said 14.219 acre tract and
the north line of the herein described tract 700.0 feet to the northeast corner
of the 14.219 acre tract and the northeast corner of the herein described
tract;
THENCE south along the east line of the 14.219 acre tract and the
east line of the herein described tract, 279.32 feet to the PLACE OF
BEGINNING of the herein described tract containing 4.49 acres of land,
more or less.

TRACT B - 4.76 acres (RS to RM-M)
BEING 4.76 acres of land lying in and being a part of the residual of
that certain 98.178 acre tract of land in the D. Easley Survey, AB-20,
conveyed to Don Streety described in a deed recorded in Volume 2085, pgs.
256 and 273 of the Deed Records of Jefferson County, Texas, said 4.76
acres being further described by metes and bounds as follows:
FOR the PLACE OF BEGINNING,the southwest corner of that certain
43.50 acre tract of land conveyed to Cathedral in the Pines and the
southeast corner of the approximate 44.27 acre residual tract being in the
north line of State Highway 105;
THENCE west along Highway 105, 341.4 feet to the east line of the
said 14.219 acre tract zoned RM-H, for the southwest corner of the herein
described tract;
THENCE north along the said east line, 607.4 feet to the northwest
corner of the herein described tract;
THENCE east along the north line of the herein described tract, and
the north line of the 14.219 acre tract, 341.4 feet to the northeast corner of
the herein described tract in the west line of the said 43.50 acre tract;
THENCE south along the west line of the said 43.50 acre tract and
the east line of the herein described tract, 607.4 feet to the PLACE OF
BEGINNING of the herein described tract, containing 4.76 acres of land,
more or less, as described on Exhibit"A", and the official zoning map of the
City of Beaumont is hereby amended to reflect such changes.

Section 2.
That, in all other respects, the use of the property hereinabove described shall be
subject to all of the applicable regulations contained in Chapter 30 of the Code of
Ordinances of Beaumont, Texas, as amended.
Section 3.
That if any section, subsection, sentence, clause or phrase of this ordinance, or the
application of same to a particular set of persons or circumstances, should for any reason
be held to be invalid, such invalidity shall not affect the remaining portions of this
ordinance, and to such end, the various portions and provisions of this ordinance are
declared to be severable.
Section 4.
That all ordinances or parts of ordinances in conflict herewith are repealed to the
extent of the conflict only.
Section 5.
That any person who violates any provision of this ordinance shall, upon conviction,
be punished, as provided in Section 1-8 of the Code of Ordinances of Beaumont, Texas.
