IN PARTICULAR THE BOUNDARIES OF THE ZONING DISTRICTS AS'TNDICATED UPON THE ZONING MAP OF THE CITY OF BEAUMONT REFERRED TO IN.SECTION 42--9 OF THE CODE. OF -ORDINANCES OF BEAUMONT,, TEXASS. BY CHANGING.THE CLASSIFICATION OF A TRACT OF LAND IN BLOCKS TWO (2) AND THREE.(3) OF THE ANNIE T. WARREN SUBDIVIS.- IONj, CITY OF BEAUMONTs TEXAS' DESCRIBED HEREIN, PRESENTLY ZONED tcR--31t TO "C•-2"; PROVIDING F-OR SEVERABILITY: AND PROVIDING A PENALTY. BE IT ORDAINED BY THE CITY OF BEAUMONTP TEXAS-. Section 1. That Chapter 42 of the Code of .Ordinances of Beaumont Texas., and in particular the boundaries of the zoning districts as indicated upon the Zoning.Map .of The City of Beaumont' referred to in Section 42..9 thereof., is hereby amended by changing the zoning classification -of the.follo-wing described property.,, presently zoned "R„3tt' Modified Two -Family and Multiple Dwelling District} to "C.-21e Central Commercial District, to wit: Those portions of Blocks Two (2) and Three (3) of the Annie T. Warren Subdivision,, in The City .of Beaumont' Jefferson County Texas,, described as follows. - BEGINNING at a point in the North line of Loop 251 ROW where it intersects the West line of Block Two (2); THENCE in an Easterly direction along the North line -of hoop 251 ROW for a distance of approximately 956 feet to its intersection with the East line of Block Three (3); THENCE N. 0° .431 W.-along the East line of Blocks Two (2) and Three (3),, for a distance of 740 feet; THENCE N. 710 401 W. for a distance of approximately 956 feet to the West line of Block Two (2); THENCE along the West line of Block Two (2),, in a Southerly direction to the place of BEGINNING; com- prising approximately 15.8 acres of land, more or less; and t.he.said official .Zoning Map of The City of Beaumont is hereby amended to reflect such change. Section 2. That in all other respects the use of the property herein - above described shall be subject to all of the applicable regula•- tions contained in Chapter 42 of the C.o.de of Ordinances of Beaumont, Texas, adopted August 19, 1958, effective October 19, 1958, as amended. Section 3. That the terms and provisions of this ordinance shall be deemed to be severable and that if the validity of the zoning af- fecting any portion of the property described her-einabove shall be declared to be invalid, the same shall not affect the validity of the zoning of the balance of the property described herein. Section 4. That any person or corporation violating any of the terms and provisions of this ordinance shall be subject to the same pen- alties provided for in the, said Chapter 42 of the Code of Ordinan-- ces of Beaumont, Texas..
