AS.INDICATED UPON THE ZONING MAP OF THE CITY OF BEAUMONT REFERRED TO IN SECTION 42-9 OF THE CODE. OF.ORDINANCES OF BEAUMONT, TEXAS, BY CHANGING THE CLASSIFICATION OF A 10--ACRE TRACT OF LAND LOCATED ALONG AND ADJACENT TO THE NORTH RIGHT-OF-WAY LINE OF STATE HIGHWAY 105 AND ALONG AND ADJACENT TO THE. EAST RIGHT--OFWAY LINE OF WALKER ROAD IN THE WESLEY DYCHES SURVEY.A--17, BEAUMONT, JEFFERSON COUNTY, TEXAS, AND A 10"ACRE TRACT OF LAND LOCATED ALONG AND ADJACENT TO THE NORTH RIGHT -OF --WAY LINE OF STATE HIGHWAY 105 AND ALONG AND ADJACENT TO THE WEST RIGHT -OF --WAY LINE OF WALKER ROAD IN THE D. EAS.LEY SURVEY, BEAUMONT, JEFFERSON COUNTY, TEXAS, DESCRIBED HEREIN, PRESENTLY ZONED ttR-.ltt, TO ttC-2tt y PROVIDING FOR SEVERABILITY; AND PROVIDING A PENALTY. BE IT ORDAINED BY THE CITY OF BEAUMONT, TEXAS: Section 1. That Chapter 42 of the Code .of Ordinances of Beaumont, Texas, and in particular the boundaries of the zoning districts as indicated upon the Zoning Map of The City of Beaumont, referred to in Section 42.-9 thereof, is hereby amended by changing the zoning classification of the following described property presently zoned ttR--ltt, Single. -Family Dwelling Districts, .to ttC--2tt, Central Comercial Districts, to wit: FIRST TRACT: BEING a 10-.acre tract of land located al.o.ng6aind =adjacent to the North right--of.-way line of State Highway 105 and along and adjacent to the East right.-of"way line of Walker Road in,the Wesley Dyches.Survey A--17, Beaumont, Jefferson County, Texas, and being described as follows: BEGINNING at the intersection of the North right--of-- way line of Highway 105, a 1001 wide right.-of"way, and the East right--of--way line of Walker Road, a 60t wide right of way; THENCE North 89 degrees 23 minutes 30 seconds East along the North right -of --way line. of Highway 105 a distance of 660 feet to point for corner; THENCE North parallel to the East line of Walker Road a distance of 660, to a point for corner; THENCE South 89 degrees 23 minutes 30 seconds West a distance of 660 feet to a point for corner in the East line of Walker Road; THENCE South along the'East line of Walker Road 660 feet to the place.of beginning, containing in. area 10 acres of land, more or less. SECOND TRACT: BEING a 10-acre tract of land located along and adjacent to the North right-of"way line of State Highway 105 and along and adjacent to the West right-of-way line of Walker Road in the D. Easley Survey, Beaumont, Jefferson County, Texas, and being more fully described as follows: BEGINNING at the intersection of the North right-- of-way line of Highway 105 and the West right-of- way line of Walker Road; THENCE South 89 degrees 23 minutes 30. seconds West along the North line of Highway 105 a distance of 660 feet to a point for corner; THENCE North parallel to the West line of Walker Road a distance of 660 feet to a point for corner; THENCE. North 89 degrees 23 Minutes 30 seconds East a distance of 66Q feet to a point for corner in the west line of Walker.Road; THENCE South along the West line of Walker Road 660 feet to the place of beginning, containing in area 10 acres of land, more.or less; and the said official Zoning Map of The City of Beaumont is hereby amended to reflect such change. Section 2. That in all other respects the use -of the property herein - above described shall be subject to all of the applicable regula- tions contained in Chapter 42 of the Code of Ordinances of Beaumont, Texas, adopted August 19, 1958, effective October 19, 1958, as amended. Section 3. That the terms and provisions.of this ordinance shall be deemed to be severable and that if the validity of the zoning af- fecting any portion of the property described hereinabove shall be declared to be invalid, the same shall not affect the validity of the zoning of the balance of the property described herein. Section 4. That any person.or corporation violating any of the terms 6 -02_-3 and provisions of this ordinance shall be subject to the same pen- alties provided for in the said Chapter ¢2 of the Code of Ordinances of Beaumont,, Texas. 1962.
