WILLIAMS SURVEY, JEFFER-- SON COUNTY, TEXAS, DESCRIBED REREIN,, PRESENTLY ZONED "R--ltt TO itC_.111. BE IT ORDAINED BY THE CITY OF BEAUMONT, TEXAS: Section 1. That Chapter 42 of the Code of Ordinances of Beaumont, Texas, and in particular -the boundaries of the zoning districts as indicated upon the Zoning Map of The City of Beaumont, referred to in Section 42.-9 thereof, is hereby amended by changing the zoning classification of the following described property present- ly zoned ttR- 111, Single --Family Dwelling District, to "C-»ltt, Neigh- borhood Commercial District, to wit: That certain tract of land in the A. Williams Survey, Jefferson County, Texas, described as follows: Beginning at the point of intersection of the southerly line of Delaware Street and the east- erly line of Eleventh.Street (U.S. Highway 69- 96-287); Thence in a southeasterly direction along the easterly line of Eleventh Street for a distance of approximately 985 feet.to a point which is 210 feet northward measured along the street line from the south line of the Julius Gordon tract of land in the A. Williams Survey; Thence North 490 121 East a distance of 99.0 feet to a point in the centerline of the abandoned Southern Pacific Railroad right of way; Thence in a northwesterly direction along the centerline of said railroad to a point in the southerly line of Delaware Street; Thence in a southwesterly direction along the southerly line of Delaware Street a distance of 59.1 feet to the place of beginning; and the said official zoning map of The City of Beaumont is hereby amended to reflect such change. Section 2. That in all other respects the use of the property here.. inabove described shall be subject to all of the applicable regulations contained in Chapter 42 of the Code of Ordinances of Beaumont, Texas, adopted August 19, 1958, effective October 19, 19S8, as amended. Section 3. That the terms and provisions of this ordinance shall be deemed to be severable and that if the validity of the zoning affecting any portion of the property described hereinabove shall be declared to be invalid, the same shall not affect the validity of the zoning of the balance of the property described herein. Section 4. That any person or corporation violating any of the terms and provisions of this ordinance shall be subject to the same pen- alties provided for in the said Chapter 42 of the Code of Ordi- nances of Beaumont, Texas. 1962.
