BIGNER SURVEY, JEFFERSON COUNTY, TEXAS, DESCRIBED HEREIN, PRESENTLY ZONED t1R-111, TO "R-P; BE IT ORDAINED BY THE CITY OF BEAUMONT,_ TEXAS: Section 1. That Chapter 42 of the Code of Ordinances of Beaumont, Texas, and in particular the boundaries of the zoning districts as indicated upon the Zoning Map of The City of Beaumont, referred to in Section 42-9 thereof, is hereby amended by changing the zoning classification of the following described property present- ly zoned "R-111, Single -Family Dwelling District, to TfR-311.. Modified Two -Family and Multiple Dwelling District, to wit: An 6.238-acre tract of land in the F. Bigner Survey, Jefferson County, City of Beaumont, Texas, in the vicinity of the abandoned S. and E. T. (Southern Pacific) Railroad right of way and Sin- gleton Road and Treadway Road, and being more particularly described by metes and bounds as follows: Beginning at the point of intersection of the northerly line of the abandoned S. and E. T. Railroad and the Westerly line of ,Singleton Road; Thence North 420 00t West along the northerly line of the abandoned S. and E.. T. Railroad right of way at a distance of 872.19 feet pass the easterly line of Treadway Road and at a distance of 935.79 feet pass the westerly line of said Road and continuing along this course for a total distance of 1,984.31 feet to a point for corner; Thence South 76' 45f East along the most north- erly northeast line of Lot No. 4 of that certain T. E. Ballard 8.19-acre tract of land in the F. Bigner Survey, Lot 4 being described in Jefferson County Deed Records, Vol. 399, Page 521, for a distance of 263.16 feet to a point for corner; Thence South 420 001 East along a line parallel to and 150 feet from, measured at right angles, the northerly line of the aforementioned S. and E. T. Railroad at a distance of 796.20 feet pass the westerly line of Treadway Road and at a dis- tance of 849.71 pass the easterly line of said road and continuing along this course for a total distance of 1,638.46 feet to a point for corner in the westerly line of Singleton Road; Thence S. 070 101 West along the Westerly line of Singleton Road for a distance of 198.25 feet to the place of beginning; containing in area 6.238 acres, more or less; and the said official Zoning Map of The City of Beaumont is hereby amended to reflect such change. Section 2. That in all other respects the use of the property here-- inabove described shall be subject to all of the applicable regulations contained in Chapter.42 of the Code of Ordinances of Beaumont, Texas, adopted August 19, 1958, effective October 19, 1958, as amended. Section 3. That the terms and provisions of this ordinance shall be deemed to be severable and that if the validity of the zoning affecting any portion of the property described hereinabove shall be declared to be invalid, the same shall not affect the validity of the zoning of the balance of the property described herein. Section 4. That any person or corporation violating any of the terms and provisions of this ordinance shall be subject to the same pen- alties provided for in the said Chapter 42 of the Code of Or_di�- nances of Beaumont, Texas. 1962.
