TEXAS, BY CHANGING THE CLASSIFICATION OF THAT PROPERTY PRESENTLY ZONED ttR-lrt : LYING WEST. OF TIBBETS LANE AND FULBRIGHT PLACE ADDITION, NORTH OF THE ABANDONED MISSOURI PACIFIC RAILROAD RIGHT OF WAY AND SOUTH OF CALDER AVENUE, TO. "R.-. 31t . BE IT ORDAINED BY THE CITY OF BEAUMONT, TEXAS: Section 1. That Chapter 42 of the Code of Ordinances of Beaumont, Texas, and in particular the boundaries of the zoning districts as indicated upon the zoning map of The City of Beaumont referred to in Section 42-9 thereof, is hereby amended by changing the zoning classification of the following described property presently zoned t1R--ltf, Single -Family Dwelling District, to ITR--34T, Modified Two -- Family and Multiple Dwelling District, to wit: Beginning at a point in the west line of Fulbright Place, said point being 15Q feet south of the north- west corner of said Fulbright Place; Thence westerly 15Q feet from and parallel to the south. line of Calder Avenue to the intersection with the north right--of-way line of the abandoned Missbur.i Pacific right of way; Thence southeasterly along the north line of said abandoned Missouri Pacific right of way to the intersection of a southerly extension of the west line of Fulbright Place; Thence northerly along the west line of Fulbright Place to the point of beginning; and the said official zoning map of The City of Beaumont is hereby amended to reflect such change. Section 2. That in all other respects the use of the property herein. - above described shall be subject to all of the applicable regula- tions contained in Chapter 42 of the Code of Ordinances of Beaumont, Texas, adopted August 19, 1958, effective October 195 1958, as amended. Section 3. That the terms and provisions of this ordinance shall be deemed to be severable and that if the validity of the zoning af.. fecting any portion. -of the property described-hereinabove shall be-- declared to be invalid, the same shall not affect the validity of the zoning gf'the balance of the property described herein. Section 4. That any person or corporation violating'any of the terms and provisions of this ordinance shall be subject to the -same pen- alties provided. for in the:said.Chapter'42..of the Code of- Ordinances -of Beaumont, Texas.
