BE IT ORDAINED BY THE CITY OF BEAUMONT, TEXAS: Section 1. That Chapter 42 of the Code of Ordinances of Beaumont, Texas, and in particular the boundaries.of the zoning districts as indicated upon the Zoning Map .of the City referred to in Section 42-9 thereof, is hereby amended by changing the zoning classification of the follow- ing described property presently zoned 1tR.-111, Single Family Dwelling District, to 1tR.-31t, Modified Two -Family and Multiple Dwelling Dis. tract, to wit: A tract of land in the southwest corner of the inter- section of Calder Avenue and East Caldwood Drive, and being adjacent to and north of Willowbend Addition to The City of Beaumont, Texas; said tract being a part of Lots 7 and 8; Block 10, of the Caldwood Addition. to The City of Beaumont: Beginning at a concrete monument in the west line of East Caldwood Drive -and being the northeast corner of Lot-'.4, Block 1 of Willowbend Addition; Thence north 740041 West along the north line of Lots 4, 3, 2 and 1, Block 1 of the Willowbend Addition a distance of 227.15 feet to a concrete monument in the southerly line of Calder Avenue, being the northwest corner of Lot l; Block 1 of the Willowbend Addition; Thence northeasterly along the south line of Calder Avenue to its intersection with the west line of East Caldwood Drive, said point being the most northerly corner of Lot 8, Block 10 of the Caldwood Addition; Thence in a southeasterly direction along the west line of East Caldwood Drive to the place of begin- ning; and by changing the zoning -classification -of the following described property presently zoned ItR-11?., ,Single Family Dwelling District, to 'tC"ltt, Neighborhood Commercial District, to wit: A tract of land in the W. That in all other respects the use of the property herein - above described shall be subject to all of the applicable regulations contained in Chapter 42 of the Code of Ordinances of Beaumont, Texas, adopted August 19, 1958, effective October 19, 1958, as amended. Section 3. That the terms and provisions of this ordinance shall be deemed to be severable and that if the validity of the zoning affect ing any portion.of the property described hereinabove shall be -3- declared.to be invalid, the same shall not affect the validity of the zoning of the balance of the property described herein.
