BE IT ORDAINED BY THE CITY'OF BEAUMONT, TEXAS:
Section' 1.
That Chapter 42 of the.Code of Ordinances of Beaumont, Texas,
and in particular the boundaries of,the zoning districts as.indicated
upon the Zoning.Map of the City referred to:.in Section 42-9 thereof,
is hereby amended by changing the zoning classification of the follow-
ing described property presently,zoned "R-1", Single Family Dwelling
District-, to "I-1", Light Industrial District; to wit:
Being a parcel or tract of land out of the W. B. Dyches
Survey, Beaumont, Jefferson County., Texas,' bounded on
the westby the present centerline of U.S. Highway Nos.
691 96 and 287, on. -the east by the present centerline
of'the Gulf, Colorado and Santa Fe Railway Company
right of way, on the north by the present.centerline of
that certain seventy (70) foot road variously called or
known as . Voth Depot :Road;; Voth Cut -Off .Road; or. Broad
Oak Avenue, 'and on the south by the following,described
line:
Beginning at a point in .-the present centerline of the
said Gulf,. Col-orado and Santa Fe Railway Company right
of way, said point lying south 33 degrees 08 minute.s 24
seconds east 2930.74 feet from the intersection of the
present centerline of the Gulf, Colorado and Santa Fe
Railway Com any'and the.southerly line of above mentioned
seventy (70 foot roadway..variously called or known as
Voth Depot Road, Voth Cut -Off Road, or Broad Oak Avenue;
Thence south 56 degrees 52 minutes west perpendicular to.
the present centerline of the Gulf, Colorado and Santa Fe
Railway Company right of.way 50-feet :to a concrete monu-
ment in the southwesterly -right -'of -way lina, said concrete -
monument has a metal disc in top stamped "Kirby" and.is
on the arc of a curve that runs in a northwesterly:direc-
tion;
Thence in a northwesterly direction along a.curve.to the
deft having a central. -angle of 42 degrees 57 minutes 54
seconds and a -radius of'5864-81 feet for -a distance meas-
ured along the arc of 440.04 feet to an iron pin marking
the point of tangency of said curve;
Thence. -south 89 degrees 46 minutes west 1675.80 feet to
corner;
Thence north 00 degrees 14 minutes-west.434.00 feet -to -
corner;
Thence south 89 degrees'46.minutes west 1549.30 feet to
corner in the .present easterly right-of-way line of.said
U.S. Highway Nos. 6.91 96 and 287;
Thence.continuing'south 89 degrees 46 minutes west 204.00
feet, more or less, to the present centerline of said U.S.
Highway Nos. 69, 96 and 287;
and the said official zoning map of The City of Beaumont is hereby
amended to reflect such change'.
Section 2.
That in all other respects the use of the property hereinabove
described shall be subject to all of the applicable regulations -con-
tained in Chapter 42 of the Code of Ordinances of Beaumont, Texas,
adopted August 191 19581effective October 19, 19581 as amended.

Section 3.
That the terms and provisions of this ordinance shall he
deemed to be severable and that 'if the validity of the zoning affect-
ing any portion of the property described hereinabove shall he de-
clared to be invalid, the'.same shall not affect the validity -of the
zoning of the balance of the property described herein.
