ENTITLED AN ORDINANCE AMENDING CHAPTER 42 OF THE CODE
OF ORDINANCES OF BEAUMONT, TEXAS, AND IN PARTICULAR
THE BOUNDARIES OF THE ZONING DISTRICTS AS INDICATED
UPON THE ZONING MAP OF THE CITY OF BEAUMONT, TEXAS,
BY CHANGING A 16.39 ACRE TRACT OF LAND OUT OF THE
COLLEGE ACRES EXTENSION ADDITION TO THE CITY OF
BEAUMONT, JEFFERSON COUNTY, TEXAS, AS HEREINAFTER
DESCRIBED, PRESENTLY ZONED "I-1" TO "C-2"; BY CHANGING
A 14.3 ACRE TRACT OF LAND OUT OF THE COLLEGE ACRES
EXTENSION ADDITION TO THE CITY OF BEAUMONT, JEFFERSON
COUNTY, TSS, AS HEREINAFTER DESCRIBED, PRESENTLY
ZONED "I-1" TO "A-111; BY CHANGING A .91 ACRE TRACT
OF LAND OUT OF THE COLLEGE ACRES EXTENSION ADDITION
TO THE CITY OF BEAUMONT, JEFFERSON COUNTY, TEXAS, AS
HEREINAFTER DESCRIBED, PRESENTLY ZONED "I-1" TO "C-211;
PROVIDING FOR SEVERABILITY AND PRDVIDING A PENALTY.
BE IT ORDAINED BY THE CITY OF BEAUMONT:
Section 1.
THAT Chapter 42 of the Code of Ordinances of Beaumont, Texas, and in
particular the boundaries of the zoning districts as indicated upon the
Zoning Map of the City of Beaumont, referred to in Section 42-9 thereof,
is hereby amended by changing the zoning classification of the following
described tract of land presently zoned "I-1,", Light Industrial District,
to "C-2," Central Commercial District, to wit:
BEING a 16.39 acre tract described as Lots 1
through 11, Block 31, Lot 6, Block 34, Lots
4 and 5, Block 32A, College Acres Extension
Addition to the City of Beaumont, Jefferson
County, Texas
and the official Zoning Map of the City of Beaumont is hereby amended to
reflect such changes.

That Chapter 42 of the Code of Ordinances of Beaumont, Texas,
and in particular the boundaries of the zoning districts as indicated
upon the Zoning Map of the City of Beaumont, referred to in Section 42-9
thereof, is hereby amended by changing the zoning classification of the
following described tract of land, presently zoned "I-1," Light Industrial
District, to "A-1," Agricultural -Residential District, to wit:
BEING a 14.3 acre tract of land described
as Lot 12, Block 31, Lots 1 through 3 and
Lot 6 through 10, Block 32A, Lot 4, Block
32B, Lots 3 through 5, Lot -7, Lot 8, Block
34, College Acres Extension Addition to
the City of Beaumont, Jefferson County, Texas
and the official Zoning Map of the City of Beaumont is hereby amended
to reflect such changes.

That Chapter 42 of the Code of Ordinances of Beaumont, Texas,
and in particular the boundaries of the zoning districts as indicated
upon the Zoning Map of the City of Beaumont, referred to in Section 42-9
thereof, is hereby amended by changing the zoning classification of the
following described tract.of land, presently zoned "I-11" Light Industrial
District, to "C-2," Central Commercial District, to wit:
BEING a .91 acre tract of land described as
Lot 5, Black 32B, College Acres Extension
Addition to the City of Beaumont, Jefferson
County, Texas
and the official Zoning Map of the City of Beaumont is hereby amended to
reflect such changes.
Section 4.
That in all other respects the use of the -property hereinabove
described shall be subject to all of the applicable regulations contained
in Chapter .42 of the Code of Ordinances of Beaumont, Texas,. adopted August
19,.1958, as amended.

That the terms and the provisions of this ordinance shall be
deemed to be severable, and that if the validity of the zoning affecting
any portion of the property described hereinafter shall be declared .to be
invalid, the same shall not affect the validity of the zoning of the
balance of the property described herein.
Section 6.
That if any person or corporation violating any of the terms
and provisions of this ordinance shall be subject to the same penalties
provided forin said Chapter 42 of the Code of Ordinances of Beaumont,
Texas.
