ENTITLED AN ORDINANCE AMENDING CHAPTER 42 OF
THE CODE OF ORDINANCES OF BEAUMONT, TEXAS,
AND IN PARTICULAR THE BOUNDARIES OF THE
ZONING DISTRICTS AS INDICATED UPON THE ZONING
MAP OF THE CITY OF BEAUMONT, TEXAS, BY
CHANGING A 2.45 ACRE TRACT OUT OF THE BEAU-
MONT IMPROVEMENT COMPANY SUBDIVISION, BEAU-
MONT, JEFFERSON COUNTY, TEXAS, AS HEREINAFTER
DESCRIBED, PRESENTLY ZONED "R-1" TO "R--21;
PROVIDING FOR SEVERABILITY AND PROVIDING A
PENALTY.
BE IT ORDAINED BY THE CITY OF BEAUMONT:

THAT Chapter 42 of the Code of Ordinances of Beaumont, Texas, and in
particular the boundaries of the zoning districts as.indicated upon
the Zoning Map of the City of Beaumont, referred to in Section 42-9
thereof, is hereby amended by changing the zoning classification of
the following described tract of land, presently zoned "R-1", Single
Family Dwelling, to "R-2", Two Family and Multiple Dwelling, to wit:
All that certain tract or parcel of land a
part of and out of Block 3 of the Beaumont
Improvement Company Subdivision of a part
of the H. R. Williams one-fourth league,
Abstract 58, Jefferson County, said Block
3 being as shown by map or plat of said
subdivision of record in Volume 2, Page 5
of the Map Records of Jefferson County,
Texas, the said portion of said Block 3
hereby conveyed being more particularly
described as follows to wit:
BEGINNING at a point in North line of
Maida Road 188.8 ft. east of S.W. corner
of Lot 3 out of Block 3 of the Beaumont
Improvement Company Subdivision of the H.
R. Williams Survey, Jefferson County,
Texas;
THENCE North 565.6 ft. set an iron stake
in fence line for corner;
THENCE East along old fence line 188.8 ft.
set an iron stake at fence corner.for corner;
THENCE South along old fence line 565.5 ft.
set an iron stake at fence corner in north
line of road for corner;
THENCE North 89 deg. 24 min: W. 188.1 ft.to
place of beginning and containing 2.45 acres
of land more or less being the E.1/2 of Block 3.
and the official Zoning Map of the City of Beaumont.is hereby amended
to reflect such changes.
That in all other respects the use of the property herein-
above described shall be subject to all of the applicable regulations
contained in Chapter 42 of the Code of Ordinances of Beaumont, Texas,
adopted August 19r 1958, as amended.
That the terms and provisions of this ordinance shall be
deemed to be severable, and that if the validity of the zoning af-
fecting any portion of the property described hereinafter shall be
declared to be invalid, the same shall not affect the validity of
the zoning of the balance of the property described herein.
That if any person or corporation violating any of the
terms and provisions of this ordinance shall be subject to the sane
penalties provided for in said Chapter 42 of the Code of Ordinances
of Beaumont, Texas.
