ENTITLED AN ORDINANCE AMENDING CHAPTER
42 OF THE CODE OF ORDINANCES OF BEAUMONT,
TEXAS, AND IN PARTICULAR THE BOUNDARIES
OF THE ZONING MAP OF THE CITY OF BEAUMONT,
TEXAS, BY CHANGING A 0.767 ACRE TRACT OF
LAND OUT OF THE OAKWOOD ADDITION IN THE
CITY OF BEAUMONT, JEFFERSON COUNTY, TEXAS,
AS HEREINAFTER DESCRIBED, PRESENTLY ZONED
"R-2" TO "C-2"; PROVIDING FOR SEVERABILITY
AND PROVIDING A PENALTY.
BE IT ORDAINED BY THE CITY OF BEAUMONT:
Section 1.
THAT Chapter 42 of the Code of Ordinances of Beaumont,
Texas, and in particular the boundaries of the zoning districts
as indicated upon the Zoning Map of the City of Beaumont, re-
ferred to in Section 42-9 thereof, is hereby amended by changing
the zoning classification of the following -described tract of
land, presently zoned "R-2", Two Family and Multiple Dwelling
District, to "C-2", Central Commercial District, to wit:
A part of the David Brown Survey in the
Oakwood.Addition to the City of Beaumont,
Jefferson County, Texas, the property here
described being 0.767 acres out of Block
"B", Oakwood Addition, to the City of Beau-
mont, Jefferson County, Texas, as per map
recorded in Vol. 4, Page 67, of the Map Re-
cords of Jefferson County, Texas, described.
as follows:
BEGINNING at a 5/8 inch iron rod at the
Northwest corner of Block "B" of said Oak-
wood Addition;
THENCE S. 00 23' West at 99.0 feet a 5/8
inch iron rod and at 118.0 feet point for
corner in the center line of Tagore Street;
THENCE South 890 37' East 277.0 feet along
the center line of Tagore Street to a point
for corner in the West line of Grove Street;
THENCE North 00 23' East along the West line
of Grove Street at 19.0 feet a 5/8 inch iron
rod and at -123.5 feet a 5/8 inch rod for cor-
ner, same being in the North line of Block
"B"
THENCE South 890 16' West 277.0 feet along
the North line of Block "B" to the PLACE OF
BEGINNING and containing 0.767 acres of land;

SAVE and EXCEPT the following two (2) tracts
of land, to wit:
Tract A
BEGIN at the most Northerly Northwest corner
of Block "B" of the Oakwood Addition to the
City of Beaumont, Texas;
THENCE North 891 16' East a distance of 200
feet to an iron pin for the Northeast corner
of this tract;
THENCE South 00 23'.West at 99.97 feet an
iron pipe, and continuing of.said course a
total distance of 118.97 feet to a point in
dedicated Tagore Street for the Southeast
corner of this tract;
THENCE North 890 37' West 200 feet to a point
for the Southwest corner of this tract;
THENCE North 00 23' East at 19 feet an.iron
pin and continuing along said course a total
distance of 118 feet to the PLACE OF BEGINNING;
Tract B
FOR locative purposes, begin at the Northeast
corner of Block "B" of the Oakwood Addition
to the City of Beaumont, Texas, said beginning
corner being also located North 89° 16' West a
distance of 277.0 feet from the Northwest cor-
ner of said Block "B" and. being also in the
West line of Grove Street;
THENCE South 00 23' West 54.5 feet to the North-
east and beginning corner of this tract and
which point is located on the West line of
Grove Street;
THENCE continuing South 0° 23' West 50 feet to
an iron pin and continuing along the same
course an additional 19 feet to a point in dedi-
cated Tagore Street for the Southeast corner of
this tract;
THENCE South 890 37' East a distance of 77 feet
to a point in dedicated Tagore Street for the
Southwest corner of this tract;
THENCE North 00 23' East at 19 feet an iron pin
and continuing along said course an additional
50 feet to a point for the Northwest corner of
this tract;
THENCE North 890 16' East parallel to the North
line of Block "B" of Oakwood Addition 77 feet
more or less to the PLACE OF BEGINNING.
A part of the David Brown Survey in the Oakwood
Addition to the City of Beaumont, and being out
of and a part of Block "B" of said Oakwood Addi-

tion and more particularly described as fol-
lows, to wit:
To locate the beginning corner of this tract,
begin at the Northeast corner of Block "B" of
the Oakwood Addition, Beaumont, Jefferson
County, Texas, an iron pin, said beginning cor-
ner being also located North 890 16' East a
distance of 277' from the Northwest corner of
said Block, and being also in the West line of
Grove Street; thence South 0.0 23' West along
the West line of Grove Street 54.5' to a point
for corner being the beginning and Northeast
corner of this tract;
THENCE continuing South 01 23' West along the
West line of Grove Street and the East line of
Block "B" of Oakwood Addition at 50' pass an
iron pin and continue for an additional 19' in-
to dedicated Tagore Street for the Southeast
corner of this tract;
THENCE in a Westerly direction along the South
line of Block "B" of Oakwood Addition 77' to
point for the Southwest corner of this tract;
THENCE North 00 23' East at 19' pass an iron
pin and continue North 00 23' East an addi-
tional 50' to point for the Northwest corner
of this tract;
THENCE Easterly and along the South line of a
tract of land conveyed by Jef Chaison Townsite
Company to Jef C. Russell, to the Northeast and
beginning corner of this tract, same being known
and designated as 2190 Grove Street, Beaumont,
Texas;
and the official Zoning Map of the City of Beaumont is hereby amended
to reflect such changes.
Section 2.
THAT in all other respects the use of the property herein-
above described shall be subject to all of the applicable regulations
contained in Chapter 42 of the Code of Ordinances of Beaumont, Texas,
adopted August 19, 1958, as amended.
Section 3.
THAT the terms and provisions of this ordinance shall be
deemed to be severable, and that if the validity of the zoning af-
fecting any portion of the property described hereinafter shall be
declared to be invalid, the same shall not affect the validity of the
zoning of the balance of the property described herein.

Section 4.
THAT if any person or corporation violating any of the
terms and provisions of this ordinance shall be subject to the
same penalties provided for in said Chapter 42 of the Code of
Ordinances of Beaumont, Texas.
