ORDINANCE NO.
ENTITLED AN ORDINANCE AMENDING CHAPTER 42
OF THE CODE OF ORDINANCES OF BEAUMONT,
TEXAS, AND IN PARTICULAR THE BOUNDARIES
OF THE ZONING MAP OF THE CITY OF BEAUMONT,
TEXAS, BY CHANGING A 1.995 ACRE TRACT OF
LAND OUT OF THE W. B. DYCHES SURVEY,
BEAUMONT, JEFFERSON COUNTY, TEXAS, AS
HEREINAFTER DESCRIBED, PRESENTLY ZONED
"R-1" TO "R --2M"; PROVIDING FOR SEVERABILITY
AND PROVIDING A PENALTY.
BE IT ORDAITTED BY THE CITY OF BEAUMONT:
Section 1.
THAT Chapter 42 of the Code of Ordinances of Beaumont, Texas, and in
particular the boundaries of the zoning districts as indicated upon
the Zoning Map of the City of Beaumont referred to in Section 42-9
thereof, is hereby amended by changing the zoning classification of
the following described tract of land, presently zoned "R-1", Single
Family Dwelling, to "R -2M', Medium Density Multiple Dwelling District,
to wit:
BEGINNING at a point on the West
line of the abandoned right-of-way
of the T. & N.O. RR Co...same being
the North East corner of the one-
half (1/2) acre tract;
THENCE S 85° 46' W, 258.2 feet to
a point for corner in the East
right-of-way line of the Beaumont-
Voth Highway, and being the Southwest
corner of the tract being herein
conveyed;
THENCE N. 11 1/2° W., 166.6 feet
along the East line of said Beaumont-
Voth Highway right-of-way, to an iron
stake for corner;
THENCE continuing on along said right-
of-way, N. 20 1/4° W., 169 feet to a
point for the Northwest corner of the
tract being herein conveyed;
THENCE N. 69° 45' E., 183 feet more
or less to a point for corner in the
middle of the abandoned T. & N. 0. RR
Co. right-of-way of and being the
North East corner of the tract being
herein conveyed;
THENCE S 33° 15' E., 439.3 feet to a
point for the South East corner of the
tract being herein conveyed and being
in the center of said abandoned rail-
road right-of-way;

THENCE S. 850 46' W., 58.2 feet more
or less to the place of beginning
containing 0.495 acres of land in the
abandoned railroad right-of-way and
1.5 acres more or less.
and the official Zoning Map of the City of Beaumont is hereby amended
to reflect such changes.
That in all other respects the use of the property herein-
above described shall be subject to all of the applicable regulations
contained in Chapter 42 of the Code of Ordinances of Beaumont, Texas,
adopted August 19, 1958, as amended.
That the terms and provisions of this ordinance shall be
deemed to be severable, and that if the validity of the zoning af-
fecting.any portion of the property described hereinafter shall be
declared to be invalid, the same shall not affect the validity of
the zoning of the balance of the property described herein.
Section 4.
That if any person or corporation violating any of the
terms and provisions of this ordinance shall be subject to the same
penalties provided for in said Chapter 42 of the Code of Ordinances
of Beaumont, Texas.
