ENTITLED AN ORDINANCE AMENDING CHAPTER 42
OF THE CODE OF ORDINANCES OF BEAUMONT,
TEXAS, AND IN PARTICULAR THE BOUNDARIES
OF THE ZONING DISTRICTS AS INDICATED UPON
THE ZONING MAP OF THE CODE OF ORDINANCES
OF BEAUMONT, TEXAS, BY CHANGING A 0.733
ACRE TRACT OF LAND OUT OF THE HEZEKIAH
WILLIAMS LEAGUE, ABSTRACT 56, LOCATED ON
THE NORTHEAST CORNER OF THE INTERSECTION
OF GLADYS AVENUE AND MAJOR DRIVE, BEAUMONT,
JEFFERSCN COUNTY, TEXAS., AS HEREINAFTER
DESCRIBED, PRESENTLY ZONED "R-2" TO "LR --1";
PROVIDING FOR SEVERABILITY AND PROVIDING A
PENALTY.
BE IT ORDAINED BY THE CITY OF BEAUMONT:

THAT Chapter 42 of the Code of Ordinances of Beaumont, Texas, and in
particular the boundaries of the zoning districts as indicated upon
the Zoning Map of the City of Beaumont, referred to in Section 42-9
thereof, is hereby amended by changing the zoning classification of
the following described tract of land, presently zoned "R-2", Two
Family and Multiple Dwelling, to "LR -1", Local Retail District, to wit:
BEING a 0.7334 acre tract of land out of the
Hezekiah Williams League, Abstract 56, Beau-
mont, Jefferson County, Texas, described by
metes and bounds as follows:
FOR LOCATIVE PURPOSES, begin at an iron pin
which marks the southwest corner of Beaumont
West Section One, plat of which is recorded
in Volume 12, Page 38, Map Records, Jefferson
County, Texas, said corner being located in
the north right of way line of Gladys Street;
THENCE South 89° 59' 27" West along the north
right of way line of Gladys Street crossing a
60.0 foot wide drain ditch easement a distance
of 75.16 feet to an iron pin for the south-
east and BEGINNING CORNER of the tract herein
described, said corner being located in the
west line of the said drain ditch easement;
THENCE South 89° 59' 27" West continuing along
the north right of way line of Gladys Street a
distance of 206.83 feet to an iron pin for
corner at the southeast corner of the City of
Beaumont tract as described in Volume 1785,
Page 57, Deed Records, Jefferson County, Texas;
THENCE North 020 20' 38" East along the
east line of the City of Beaumont tract
a distance of 20.0 feet to an iron pin
for corner at the southeast corner of a
20.0 foot wide strip of land conveyed to
Beaumont West, Inc., Trustees as des-
cribed in Volume 1985, Page 182, Deed
Records, Jefferson County, Texas;
THENCE South 890 59' 27" West along the
south line of the said 20.0 wide strip
of land a distance of 20.02 feet to an
iron pin for corner at the southwest
corner of the said 20.0 foot wide stip,
said corner being in the east right of
way line of the proposed Major Drive
right of way as described in Volume 1785,
Page 57, Deed Records, Jefferson County,
Texas;
THENCE North 021 20' 38" East along the
east right.of way line of the proposed
Major Drive right of way and the west line
on the aforementioned 20.0 foot strip of
land a distance of 263.43 feet to an iron
pin.for corner in the south line of the
aforementioned drain ditch easement;
THENCE South 37° 02' 13" East along the
south line of the said drain ditch easement
a distance of 357.23 feet to the place of
beginning.
and the official zoning Map of the City of Beaumont is hereby amended
to reflect such changes.
Section 2_
That in all other respects the use of the property
hereinabove described shall be subject to all of the applicable
regulations contained in Chapter 42 of the Code of Ordinances of
Beaumont, Texas, adopted August 19, 1958, as amended.
Section 3_
That the terms and provisions of this ordinance shall be
deemed to be severable, and that if the validity of the zoning af-
fecting any portion of the property described hereinafter shall be
declared to be invalid, the same shall not affect the validity of
the zoning of the balance of the property described herein.

Section 4.
That if any person or corporation violating any of
the terms and provisions of this ordinance shall be subject to the
same penalties provided for in said Chapter 42 of the Code of
Ordinances, of Beaumont, Texas.
