ENTITLED AN ORDINANCE AMENDING CHAPTER 42 OF THE
CODE OF ORDINANCES OF BEAUMONT, TEXAS, AND IN
PARTICULAR THE BOUNDARIES OF THE ZONING DISTRICTS
AS INDICATED UPON THE ZONING MAP OF THE CODE OF
ORDINANCES OF BEAUMONT, TEXAS, BY CHANGING A 0..65
ACRE TRACT GENERALLY DESCRIBED AS A PORTION OF THE
MARY ANN CANNON TRACT LOCATED AT 4320 -CALDER AVENUE,
BEAUMONT, JEFFERSON COUNTY, TEXAS, AS.HEREINAFTER-
DESCRIBED, PRESENTLY ZONED "R-1", TO "ER --111; PROVID-
ING FOR SEVERABILITY; AND PROVIDING A PENALTY.
BE IT ORDAINED BY THE CITY OF BEAUMONT:
Section 1.
THAT Chapter 42 of the Code of Ordinances of Beaumont, Texas, and in
particular the boundaries of the zoning districts as indicated upon the Zoning
Map of The City of Beaumont, referred to in Section 42-9 thereof, is hereby amen-
ded by changing the zoning classification of the following described tract of
land, presently zoned "R-1", Single -Family Dwelling District, to "LR -1", Local
Retail District, to wit:
BEGINNING at a 3/4th inch rod in the West line'of
the MARY ANN CANNON TRACT and the Southeast corner
of Lot Number One (1) of the BLUE STAR ADDITION;
THENCE North 00° 10' West, 150 feet along the West
line of the MARY ANN CANNON TRACT and the East line
of the BLUE STAR ADDITION to a point for corner;
THENCE South 760 57' East, 190.16.feet to a point
for corner, the Northwest corner of Lot 7, Block 1'
of CALDER HIGHLANDS ADDITION;
THENCE South 150_feet along the West lire of.the
CALDER'HIGHIANDS ADDITION and the East line of the
MARY ANN CANNON TRACT, 150 feet to a 3/4th inch
iron rod in the north line of Calder -Road;
THENCE North 76° 57' West, 190.16 feet along the
North line of Calder Road to a 3/4ths inch iron rod
in the West line of the MARY ANN CANNON TRACT and
the Southeast corner;of Lot 1 of BLUE STAR ADDITION,
and the official Zoning Map of The City of Beaumont is hereby amended to reflect.
such changes.
Section 2.
THAT in all other respects the use of the property hereinabove -described
shall be subject to all of the applicable regulations contained in Chapter 42 of
the'Code of Ordinances of Beaumont, Texas, adopted August 19, 1958, as amended.

Section 3.
THAT the terms and provisions of.this ordinance shall be deemed.to be
severable, and that if the validity of the zoning affecting any portion of the
property described hereinabove shall be declared to be invalid, the same shall
not affect the validity of the zoning of the balance of the property described
herein.
Section ' 4 .
THAT any person or corporation violating any of the. terns and provisions
of this ordinance shall be subject to the;same penalties provided for in said
Chapter 42 of,the Code of Ordinances of Beaumont, Texas.
