THE BOUNDARIES OF THE ZONING DISTRICTS AS INDICATED UPON THE ZONING MAP OF THE CODE OF ORDINANCES OF BEAUMONT, TEXAS, BY CHANGING A 36..59 ACRE TRACT OF -LAND OUT OF THE CHARLES WILLIAMS LEA- GUE, ABSTRACT 59, BEAUMONT, JEFFERSON COUNTY, TEXAS, AS HEREINAFTER DESCRIBED, PRESENTLY ZONED "A-1", TO "R-1"; PROVIDING FOR SEVERABILITY; AND PROVIDINIG.A PENALTY. BE IT "ORDAINED BY THE CITY OF BEALIMONT : Section • l . THAT Chapter 42 of the Code of Ordinances of.. Beaumont, Texas, and in particular the boundaries of the zoning'districts as indicated upon the Zoning Map of The City of Beaumont, referred to in Section 42-9 thereof, is hereby ,amended by changing the. zoning classification of the following described tract of land, presently zoned "A-1", Agricultural Residential District, to "R-1", Single -Family Dwelling: District, to 'At: BEING a 36.59 acre tract of land out of the Charles Williams League, Abstract 59, Beaumont, Jefferson County, Texas, described by metes and bounds as fol- lows: ol-laws: i BEGINNING at a point in the East right-of-way line of Major Drive, said BEGINNING CORNER being located North 00° 17' 37." West a distance of 2905.79 feet measured along the East right-of-way line.of_'P4ajor Drive. from the intersection of the East line of Major Drive and the North line of Walden•Road; THENCE North 89".391 56" East a distance of 2301.25 feet to a point for corner; THENCE South GOO 31' 28" West a distance of 875.0 -feet to a point for corner in the centerline of a drain ditch; THENCE in a westerly.direction along the centerline of said drain ditch the following courses and.distances: South 850 00' West a distance of 450.0 feet, South 890 30' West a distance of 550.0 feet, North 70°.00' West a distance of 400.0 feet, North 521 54' West a'distance of 1157.36 feet, North .891 00' West a distance of 50.0 feet to a point.for corner in the East -right-of-way line of Major Drive; THENCE North 000 17' 3711.West along the East,line of Major Drive a distance of 75.0.feet to -the PLACE OF BE- GINNING, A � s and the official zoning Map of The City of Beaumont is hereby amended to reflect such changes. THAT in all other respects the use of the property hereinabove -described shall be subject to .all of the applicable regulations contained in Chapter 42 of the Code of Ordinances.of Beaumont, Texas,. adopted August 19, 1958, as amended.. THAT the terms and provisions of this ordinance shall be deemed to be severable, and that if the validity of the zoning affecting any portion of the pro- perty described hereinabove shall be declared .to be invalid, the same shall not af- fect the validity of the zoning of the balance of the property described herein. THAT any person or corporation.violating'any of the terms and provisions of this ordinance shall be subject to the same penalties provided for in said Chap- ter 42 of the Code of.Ordinances of Beaumont, Texas.
