ENTITLED AN ORDINANCE AMENDING:CHAPTER'42 OF THE
CODE OF ORDINANCES OF BEAUMONT, TEXAS, IN CONFOR-
MITY WITH THAT CERTAIN MAP. ENTITLED "REZONING --
STUDY CENSUS TRACT 17", DATED DECEMBER 13, 1976,
INSOFAR AS BOUNDARIES MAY BE WITHIN THE PERIMETERS
OF SAID "REZONING STUDY CENSUS TRACT 17 -".MAP; IN-
CORPORATING BY REFERENCE RAID MAP IN THIS ORDINANCE;
PROVIDING FOR SEVERABILITY; AND PROVIDING A PENALTY.
BE'IT ORDAINED BY THE CITY OF BEAUMONT:
Section 1.
THAT Chapter 42 of the Code of Ordinances of Beaumont, Texas, and in
particular the boundaries of the zoning districts as indicated upon the Zoning
Map of The City of Beaumont, referred.to in Section. 42-9 thereof, is herebv
amended to reflect zone boundaries consistent with that certain map entitled
"Rezoning Study Census Tract 17" Map, dated December 13, 1976, filed in the
office of the City Clerk of The City of Beaumont, insofar as said zone dis-
tricts are embraced within the perimeter of a boundary entitled on said map
"Study Area Boundaries", said perimeter being described as follows:
BEGINNING'at the point of intersection of
the centerline of Irving Street with the
centerline of Buford Street for the PLACE
OF BEGINNING;,
THENCE in a generally easterly direction
along and with the centerline of Buford
Street to its intersection with the east-
ern city limits of The City of Beaumont
for corner;.
THENCE south along the eastern city limits
line, being also the Mobil Oil Company pro-
perty west.line, and the east line of the
Haliburton Oil Well Cementing Company, the
Port of Beaumont property (Caswell Tract),
the Texarkana & Ft. Smith Railway Company
right-of-way to its point of curve, con-
tinuing southward.to and across the Texar-
kana & Ft. Smith `Railway Company spur track
to the Beaumont Sawmill Company to a point
in its southern boundary line for corner;:.
THENCE in a westerly direction with the
southern boundary line. of fine . Texarkana &
Ft. Smith Railway Company track to the east-
ern right-of-way line of the Texarkana & Ft.
Smith Railway Company right -of. -way,, known as
the Kansas City Southern Railroad Company
right-bf way from.Beaumont to Port Arthur
for corner;

THENCE in a general northwest direction
along the eastern right-of=way line of
the Texarkana & Ft. Smith Railway Company
right-of-way to its intersection with the
centerline of Irving Street for corner;
THENCE north along and with the.centerline
of Irving Street to the-PLACE.OF BEGINNING.
The intent of this ordinance is to change the zoning boundaries of the
official Zoning Map of The City of Beaumont to conform with the said "Rezoning
Study Census Tract 17" Map, insofar as zone boundaries are embraced within the
perimeter_ hereinbefore described, and said map is hereby incorporated into and
made a part of this ordinance, and the official Zoning Map of The City of Beau-
mont is hereby amended to reflect the boundaries of zones and the use districts
shown in said."Rezoning Study Census Tract 17" Map, and the City Clerk is hereby
directed to retain in appropriate files said map.

THAT in all other _respects the use of the property.hereinabove described
shall be subject.to all of the applicable regulations contained in Chapter 42 of
the Code of Ordinances of Beaumont, Texas, adopted August 19, 1958, effective
October 19, 1958, as amended.
Section 3 .
THAT the terms and provisions of this ordinance shall be deemed to be
severable, and that if the validity of -the zoning affecting -any portion of the
property described hereinabove.shall be declared to be invalid, the same shall
not affect the validity of the zoning of the balance of the property described.

Section A .
THAT any person or corporation violating any of the terms and provisions
of this ordinance shall be subject tothe same penalties provided for in the said
Chapter 42 of the Code of Ordinances of Beaumont, Texas.
