ENTITLED AN ORDINANCE.AMENDING CHAPTER 42
OF THE CODE OF ORDINANCES OF.BEAUMONT,
TEXAS, - AND IN PARTICULAR: THE ; BOUNDARIES OF
THE ZONING DISTRICTS,AS:INDICATED UPON
THE ZONING MAP .OF THE CODE'.OF. ORDINANCES OF
BEAUMONT, TEXAS, BY:CHANGING A:4.58 ACRE
TRACT OF LAND OUT OF THE'THOMAS-SPEAR'LEAGUE
AND F. BIGNER SURVEY IN BEAUMONT, JEFFERSON
COUNTY, TEXAS, AS HEREINAFTER.DESCRIBED,
PRESENTLY ZONED "R -11T, TO " R-2,".; PROVIDING
FOR SEVERABILITY; AND PROVIDING A.PENALTY.
BE IT ORDAINED BY.THE CITY OF BEAUMONT:
Section 1.
That Chapter 42 of the Code o-. Ordinances of Beaumont,
Texas, and in particular the boundaries of the zoning Aistricts
as indicated upon the Zoning Map of. the City of Beaumont, re-
fer;.ed to in Section 42-9 thereof,.is hereby amended by changing
the zoning classification of the following described tract.of
land, presently zoned "R-1", Single -Family Dwelling, to "R -21r,
Two Family and Multiple Dwelling,, to wit:
For a locative corner begin at a stake in
the northeast right of way line of Concord
Road and the west line of.Gober Road;
THENCE North 600 West with the northeast
line of Concord Road 457.2.feet to a one
inch (1") iron pipe .locating the southeast
corner of the tract of land ,herein .described;
THENCE North 59052134" West with said Concord
Road right of.way line 143.73 feet to a steel
lug wrench;
THENCE North 59016'38" West:with the northeast
right of way.line of Concord Road --255.81 feet
to a steel rod for corner;
THENCE North 23056130" East .with an old fence
line 200.0 feet to a point -for a place of be-
ginning of the tract described herein; -
THENCE continuing North 23056130" East along
the same fence line previously mentioned for
274..5 feet to a one inch.(111) iron pipe for
corner in the common line of. the Fredrick
Bigner Survey and the Thomas Spear League;
THENCE North 0°18'54" East with an old fence
line 186.67 feet -to an iron pipe at a fence
corner for a turning point;
THENCE North 89044126" East with an old fence
line 315.09 feet to a stake for corner;

iron pipe for corner;
THENCE South 0053.158 East with an old:fence
line 322.90 feet to a one-half (1/2),inch
iron pipe found -for corner and,.turning point;
THENCE North 89026133" West 36.8 feet.to an
iron pipe for corner;
THENCE South 2200012.1" West with an old fence
line 150.18 feet to a point -for -corner and
turning point;
THENCE North.58005'07":West 396..21:feet re-
turning to the place of beginning; .
CONTAINING 4.58 acr.es.of land more.or_less,
and the official zoning.map of:the City.of Beaumont .is hereby
. amended to reflect such changes.
Section 2.
That in all other .respects the use of. the property here-
inabove described shall be subject -to all'of the applicable
regulations contained in.Chapter.42,of.the Code of Ordinances
of Beaumont, Texas, adopted August:.19;1958, as amended..
- Section 3.
That the.terms and provisions of.this ordinance shall be
deemed to be .severable, and that:if the validity of the zoning
affecting any portion of the property described hereinabove shall
be declared to be invalid,..the same shall not affect the.validity
of the zoning of the balance.of the property_ described herein.
Section 4.
That any person or corporation violating:any.of..the terms
and provisions of this ordinance shall be subject to the same
penalties :provided for .in said. Chapter ,.42of -the Code of. Ordi-
nances.of.Beaumont,..Texas.
