ENTITLED AN ORDINANCE AMENDING CHAPTER 42 OF
THE CODE OF ORDINANCES,OF BEAUMONT, TEXAS,
AND IN PARTICULAR THE BOUNDARIES OF THE ZON-
ING DISTRICTS AS INDICATED UPON THE ZONING
MAP OF THE'CODE:OF'ORDINANCES OF BEAUMONT,
TEXAS, BY'CHANGING THE CLASSIFICATION OF TWO
(2) TRACTS OF LAND IN THE A. WILLIAMS SURVEY
IN BEAUMONT, JEFFERSON COUNTY, TEXAS AS DE-
SCRIBED HEREIN, PRESENTLY ZONED "R-3 d' TO
"C-1"; PROVIDING FOR SEVERABILITY; AND PRO-
VIDING A PENALTY.
BE IT ORDAINED BY. THE CITY OF BFA UMONT, TEXAS:
Section 1.
That Chapter 42 of the Code of Ordinances of Beaumont,
Texas, and in particular the boundaries of the zoning districts
as indicated upon the Zoning Map of The City of Beaumont, re-
ferred to in Section 42-9 thereof, is hereby amended by changing
the zone classification of the following described tracts of land,
presently zoned "R-3", Modified.Two-Family and Multiple Dwelling
District, to "C-1", Neighborhood Commercial, to -wit:
TRACT I
BEING 4.021 acres of land fronting southwesterly
420.00 feet on Highways 96 and 287 and being out
of the W. W. Williams Survey, Beaumont, Jeffer-
son County,.Texas, described as follows,,to-wit:
BEGINNING at a point in the northeasterly right-
of-way line of Highways 96 and 287, which point
is the most southerly corner of.the tract of land
herein described and from which point a.Texas
State Highway Department concrete monument mark-
ing the intersection of the northeasterly right-
of-way line of said highways with the northerly
right-of-way line.of French.Road bear S. 41°18'
East 62.05 feet, an iron pin for corner;
THENCE North 41018' West 420.00 feet along the
northeasterly right-of-way line of Highways 96 and
287 to the most westerly corner of the tract of
land herein described, an iron pin for corner;
THENCE North 52,017' East 417.75 feet to the most
northerly corner of the tract of land herein de-
scribed an iron pin for corner;
THENCE South 41042;' East 41.7.60 feet to the most
easterly corner.of the tract of.land herein de-
scribed, an iron pin for corner;

THENCE South 51057' West 420.50 feet to the
PLACE OF BEGINNING.
TRACT 2
BEGINNING at an iron stake for first corner on
the east edge of the Sabine & East Texas Rail-
road right-of-way;
THENCE North 52-1/20 east 472.22' to iron stake
for second corner to which a Black Gum 12" in
diameter bears South 20 West 12.78' distance;
THENCE South 37-1/20 east 1,111.11' to iron
stake for third corner;
THENCE South 52-1/20 west 69.44' to Pine knot,
fourth corner;
THENCE North 37-1/20 west 430.56' to stake for
fifth corner;,
THENCE South 52-1/20 west to stake for sixth
corner; on the east line of the right-of-way of
the Texas New Orleans Railroad formerly known as
the Sabine East Texas Railroad;
THENCE North 37-1/20 west 680.56' along the right-
of-way of said Railroad 680.56' to iron stake, the
PLACE OF BEGINNING;
CONTAINING 8 acres of land, more or less,
and the official zoning map of The City of Beaumont is hereby
amended to reflect such changes.
Section 2.
That in all other respects the use of the property here-
inabove described shall be subject to all of the applicable regu-
lations contained in Chapter 42 of the Code of Ordinances of
Beaumont, Texas, adopted August 19, 1958, effective October 19,
1958, as amended.
Section 3.
That the terms and provisions of this ordinance shall be
deemed to be severable, and that if the validity of the zoning
affecting any portion of the property described hereinabove shall
be declared to be invalid, the same shall not affect the validity
of the zoning of the balance of the property described herein.

Section 4.
That any person or corporation violating any of the terms
and provisions of this ordinance shall be subject to the same
penalties provided for in said Chapter 42 of the Code of Ordinances
of Beaumont, Texas.
