ENTITLED AN ORDINANCE AUTHORIZING THE PROPER
OFFICIALS OF THE CITY OF BEAUMONT TO EXECUTE
FOR AND ON BEHALF OF THE CITY OF BEAUMONT A
DEED WITHOUT WARRANTY EXPRESS OR IMPLIED TO
GEORGE C. HALL, CONVEYING A 0.1594 ACRE TRACT
OF LAND MORE OR LESS OUT OF THE STEAM MILL
SQUARE OF THE ORIGINAL BEAUMONT TOWNSITE PLAT
OF JEFFERSON COUNTY, TEXAS, MORE PARTICULARLY
DESCRIBED HEREIN, MAKING SAID CONVEYANCE SUB-
JECT TO ALL MINERAL AND/OR ROYALTY RESERVA-
TIONS, EASEMENTS AND COVENANTS OF RECORD, AND
MAKING SAID CONVEYANCE SUBJECT TO THE RIGHT
OF INGRESS AND EGRESS BY THE CITY OF BEAUMONT
TO ITS LIFT STATION LOCATED SOUTH OF STEAM
MILL SQUARE.
BE IT ORDAINED BY THE CITY OF BEAUMONT, TEXAS:
That the Mayor be and he is hereby authorized to exeucte and
deliver for and on behalf of The City of Beaumont a deed with-
out warranty express or implied conveying to George C. Hall
the following described tract of land, to wit:
All that certain tract or parcel of land in
the City of Beaumont, Jefferson County, Texas,
_and being out of.Steam Mill Square of the
Beaumont Townsite, plat of which is recorded
in Volume 448 Page 249 of the Deed Records of
said County, and being more particularly des-
cribed as follows:
For a locative point., an iron rod at the inter-
section of the east line of Cypress Street and
the north line of Mulberry Street, said point
also being the southwest.corner of said Steam
Mill Square;
Thence North 88058'50" East along the north
line of Mulberry Street and the south line of
Steam Mill Square a distance of 161.30 feet to
a place of beginning;
Thence North 88058'50" East along the north
line of Mulberry Street and the south line of
Steam Mill Square a distance of 27.48 feet to a
point;
Thence deflecting to the left along the arc of
a 858.44 foot radius curve, 173.50 feet to a
point (chord of said curve bears North 21053'
52" West 173.21 feet);
Thence North 27041'17" West a distance of 50.00
feet to a point;

Thence deflecting to the left along the arc
of a 779.81 foot radius curve, 112.37 feet
to an iron rod for a point (chord of said curve
bears North 31048'59'-' West 112.27 feet);
Thence turning to a southeasterly bearing and
deflecting to the right along the arc of a
415.14 foot radius curve, 122.46 feet to an
iron rod for a point (chord of said curve
bears South 19000'24" East 122.02 feet);
Thence South 27041'17" East a distance of
41.36 feet to a point;
Thence deflecting to the right along the arc
of a 831.94 foot radius curve 161.00 feet to
the point of beginning (chord of said curve
bears South 22008'39" East 160.75 feet) said
tract being a part of right of way conveyed to
Texas and New Orleans Railroad Company (now
Southern Pacific Company) by instrument re-
corded in Volume 83, Page 135 of the Deed
Records of Jefferson County, Texas, said tract
containing 6,945 square feet or 0.1594 acres
of land, more or less.
This conveyance is made subject to all mineral and/
or royalty reservations, easements and covenants, if any, of
record affecting said property and this conveyance is parti-
cularly made subject to the right of the City of Beaumont to
ingress and egress from Elizabeth and Cypress Streets across
said remaining lands of George C. Hail to the City's lift
station located to the South of Steam Mill Square on what was
designated under the original dedication of the Original
Townsite of The City of Beaumont as Mulberry Street.
The City Clerk is hereby authorized to attest to
said instrument and to affix the Seal of The City of Beaumont
thereto.
