ENTITLED AN ORDINANCE AMENDING CHAPTER 42 OF THE CODE OF ORDINANCES OF BEAUMONT, TEXAS, AND IN PARTICULAR THE BOUNDARIES OF THE ZONING DISTRICTS AS INDICATED UPON THE ZONING MAP OF THE CODE OF ORDINANCES OF BEAUMONT, TEXAS, BY CHANGING THE CLASSIFICATION.OF.A 9.2 ACRE TRACT OF LAND IN THE C. WILLIAMS SURVEY AND H. WILLIAMS SURVEY, BEAUMONT, JEFFERSON COUNTY, TEXAS, AS DESCRIBED HEREIN PRESENTLY ZONED R-lA SINGLE FAMILY RESIDENTIAL DISTRICT TO R-3 MODIFIED TWO FAMILY & MULTIPLE DWELLING DISTRICT; PROVIDING FOR SEVERABILITY: AND PROVIDING A PENALTY. BE IT ORDAINED BY THE CITY OF BEAUMONT, TEXAS: Section 1. That Chapter 42 of the Code of Ordinances of Beaumont, Texas, and -in particular the boundaries of the zoning districts as indicated upon the Zoning Map, of the City of Beaumont, refemad to in Section 42-9 thereof, is hereby amended by changing the zoning classification of the following described tract of land, presently zoned R-lA Single Family Residential District to R-3 Modified Two Family & Multiple Dwelling District, to wit: BEING 9.2 acres of land out of the C. Williams and H. Williams Surveys, located in Beaumont, Jefferson County, Texas, and being more partic- ularly described as follows: BEING several tracts of land in the C. Williams Survey, H. Williams Survey and also Lots One (1) through Six (6), Block 11D" of the T. H. Langham Estate Subdivision, said property containing 9.2 acres, more or less, and being bound on the north by Dowlen Road, bound on the south and east by Calder Avenue, bound on the west by the 60 foot wide "V" Street right-of-way and bound on the northwest by the southeast line of the abandoned 100 foot wide Missouri Pacific Rail- road right-of-way; and also including half the width of all abutting street rights-of-way. and the official zoning map of the City of Beaumont is hereby amended to reflect such changes. Section 2. That in all other respects the use of the property hereinabove described shall be subject to all of the applicable regulations contained in Chapter 42 of the Code of Ordinances of 0 Beaumont, Texas adopted August 19, 1958, effective October 19, 1958, as amended. Section 3. That the terms and provisions of this ordinance shall be deemed to be severable, and that if the validity of the zoning affecting any portion of the property described here- inabove shall be declared to be invalid, the same shall not affect the validity of the zoning of the balance of the property described herein. Section 4. That any person or corporation violating any of the terms and provisions of this ordinance shall be subject to the same pen- alties provided for in the said Chapter 42 of the Code of Ordinances of Beaumont, Texas.
