ENTITLED AN ORDINANCE AUTHORIZING THE MAYOR OF THE
CITY OF BEAUMONT TO EXECUTE AND DELIVER A GENERAL
WARRANTY DEED TO LARRY W..SPILLMAN, CONVEYING 0.049
ACRE OF LAND, MORE .GR LESS, -IN THE J. W. BULLOCK
LEAGUE,.ABSTRACT NO. 7 IN JEFFERSON COUNTY, TEXAS,
AS DESCRIBED HEREIN.
BE IT ORDAINED BY THE CITY OF BEAUMONT,.TEXAS.
That the Mayor be and he is hereby authorized to execute and deliver
for and on -behalf of The City of Beaumont a general warranty deed
conveying to Larry W. Spillman the following described tract of
land, to wit:
Being 0.417 of .one acre of land, more or less, and
being all of that certain tract of land lying and
being in the J. W. Bullock League, Abstract No. 7,
Jefferson County, Texas, said tract of land being
the same land as described in a deed from F. L.
Lombardo, et ux, to Thremarco Corporation dated May
295 1956, recorded in Volume 1025, Page 588, Deed
Records of Jefferson County, Texas, and also being
a part of that original 4.61 acre tract conveyed by
Sam Fertitta,.et ux, to Charlotte E. Dutton by deed
dated May 2, 1921; and recorded in Volume 208, Page
53 of the Deed Records of Jefferson County, Texas,
said 0.417 acre parcel of land being more particularly
described by metes and bounds as follows:
BEGINNING at the Northwest corner of said 0.417 acre
tract of land, said point being South 37° 16t'East,
a distance of 50.0 feet from the Northwest corner of
a tract of land conveyed to James R. Davis as de-
scribed in a deed dated July 21, 1944, recorded in
Volume 556, Page 330, Deed Records of Jefferson County,
Texas;
THENCE North 520 44t East, a distance of 180.6 feet
along the Northerly line of the Thremarco Corporation
tract of land to its Northeast corner, said point
being in the existing.Westerly right of way line of
Spur 380;
THENCE South 370 16? :East, a distance of 174.65 feet
along the existing Westerly right of way line of Spur
380 to a point for corner, said point being in the
Northerly right of way line of East Lavaca Street;
THENCE North 87° 561 3011 West a distance of 233.47'
feet along the Northerly right of way line of'East
Lavaca Street to a point for corner, said point being
the Southwest corner of the Thremarco Corporation'
tract of land and being in the proposed westerly
right of way line of'Spur 380;
THENCE North 370-161 West a distance of 26.70 feet
along said proposed Westerly right of way line of
Spur 380, same being the Westerly property line of
the Thremarco Corporation tract 5to the point of be-
ginning, containing an area of 0.41% of one acre of
land,.more or less;
SAVE AND EXCEPT that 0.368 of one acre of land, more
or less, heretofore conveyed .to the State of Texas
by The City of Beaumont by deed dated September 14,
1965,.a.nd_recorded in Vo1..1439, Page 584, of the
Deed Records of Jefferson County,.Texas, which is by
reference made a part hereof as if set out herein
in haec verba;
Grantor excepts the oil, gas, sulphur, and any other
minerals in and under the land herein conveyed;
and the City Clerk is hereby authorized to attest to said instru-
ment and to'affix the seal of The City of Beaumont thereto.
PASSED by the City Council this 8th day of February, 1966.
