ENTITLED AN ORDINANCE AMENDING CHAPTER 42 OF THE
CODE OF ORDINANCES OF BEAUMONT, TEXAS,,AND IN PAR-
TICULAR THE BOUNDAIRES OF THE ZONING DISTRICTS AS
INDICATED UPON THE ZONING MAP.OF THE CODE OF ORDI-
NANCES OF BEAUMONT, TEXAS, BY CHANGING THE CLASSIFICATION
OF A 38.84 ACRE TRACT OF LAND IN THE COLONIAL MANOR
ADDITION, AND A 6.7 ACRE TRACT OF LAND IN RUSSELL
PLACE FIFTH ADDITION, IN THE CITY OF BEAUMONT, JEFFERSON
COUNTY, TEXAS, AS ..,DESCRIBED HEREIN, PRESENTLY ZONED
11R -31t AND 1tI-21t TO 11R -1i1; PROVIDING FOR SEVERABILITY°
AND PROVIDING &:.. ENALTY .
BE IT ORDAINED BY THE CITY OF BEAUMONT., TEXAS:
Section 1.
That Chapter 42 of the Code of Ordinances of Beaumont,
Texas,,and in particular the boundaries of the zoning districts
as indicated upon the Zoning Map of The City of Beaumont, re-
ferred to in Section 42-9 thereof, is hereby amended by changing
the zoning classification of the following described tract of
land, presently zoned 11R -3t1, Modified Two -.Family and Multiple
Dwelling District and 111-2i4, Heavy Industrial District, to
1tR--11t., Single Family Dwelling District, , to wit:
All of the Colonial Manor Addition to the City of
Beaumont, Jefferson County", Texas, containing 38.84
acres, more or -less; Block 1, Lots 1-12; Block 2,
Lots 1-13; Block 3,.Lots 1-28; Block 4, Lots 1-62;
and Block 5, Trots 1-29; and all of Russell Place
Fifth Addition to the -.City of Beaumont, :Jeffers"on
County, Texas, containing 6.7 acres, more or less,
Block 5, Lots 15-27, Block:7, Lots 8-15; and one-half
(1/2) of the width of the abutting street right of way.
and the official Zoning Map,of"The City of Beaumont is hereby
amended to reflect such changes.
Section 2.
That in all other respects the use of the property
hereinabove described shall be subject to all the applicable
regulations contained in Chapter 42 or the Code of Ordinances
of Beaumont, Texas, adopted August 19, 1958,..eff ective October
19, 1958, as amended.
Section 3.
That the terms and provisions of this ordinance shall
be deemed to be severable, and that if the validity of the zoning
affecting any porti-on,of the property described hereinabove
shall be declared invalid,..the same shall not affect the
validity of the zoning of.the balance of the property described
herein.
Section 4.
That any person or corporation violating any of the terms
and provisions of this ordinance shall be subject -bo the•same
penalties provided.-_ for in the said Chapter ¢2 of the. Code of
Ordinances of Beaumont., Texas.
