ENTITLED AN ORDINANCE AMENDING CHAPTER 42 OF THE CODE
OF ORDINANCES OF BEAUMONT, TEXAS, AND IN PARTICULAR THE
BOUNDARIES OF THE ZONING DISTRICTS AS INDICATED UPON
THE .ZONING MAP OF THE CITY OF BEAUMONT REFERRED TO IN
SECTION 42-»9 OF THE CODE OF ORDINANCES OF BEAUMONT,
TEXAS, BY CHANGING THE CLASSIFICATION.OF THREE (3) TRACTS
OF LAND IN THE D. EASLEY AND W. B. DYCHES SURVEYS, BEAU-
MONT., JEFFERSON COUNTY, TEXAS., AT THE INTERSECTION OF
STATE HIGHWAY 105 AND WALKER ROAD ,,AS DESCRIBED HEREIN,
PRESENTLY ZONED 11R-lT1 TO 11C -2T1; PROVIDING FOR SEVERABIL-
ITY; AND PROVIDING:A PENALTY.
BE IT ORDAINED BY THE CITY OF BEAUMONT, TEXAS:
Section 1.
That Chapter 42 of the Code of Ordinances of Beaumont, Texas,
and in particular the boundaries of the zoning districts'as indicated
upon the Zoning Map of The City of Beaumont, referred to in Section
42--9 thereof, is hereby amended by changing the zoning classification
of the following described property, presently zoned i1R-111, Single -
Family Dwelling.District, to t1C-211, Central Commercial District, to
wit:
BEING three (3) tracts of land in the D. Easley andW.B.
Dyches Surveys, Beaumont, Jefferson County, Texas, and
being more fully described as follows: .
TRACT NO. 1:
BEGINNING at an iron pin which marks the northeast cor-
ner of the tract herein described, said iron pin being
the intersection of the south right -of --way line of*Tolivar
Road and the west right--of-way line of Walker Road in the
D. Easley Survey, Beaumont, Jefferson County, Texas;
THENCE south zero degree 27 minutes 30 seconds west along
the west line of Walker Road a distance of'2,039.55 feet
to an iron pin for corner;
THENCE south .42 degrees 53 minutes 45 seconds west a dis-
tance ,of 11 392 ..31 feet to an iron pin for corner;
THENCE north 89 degrees 43 minutes 30 seconds west a dis-
tance of 160.SO.feet to a point for corner;

THENCE north zero degree 27 minutes 30 seconds east a
distance of 1,744.99 feet to a point for corner;
THENCE south 89 degrees 40 minutes 40 seconds east a
distance of 330.00 feet to a point for corner;
THENCE north zero degree 27 minutes 30 seconds east a
distance of 1,320.00 feet to a point for corner in the
south line of Tolivar Road;
THENCE south 89 degrees 40 minutes 40 seconds east
along the south line of Tolivar Road a distance of
760.00 feet to the place of beginning; and including
one half of bounding streets;
TRACT NO. 2:
BEGINNING at an iron pin marking the northeast corner
of.the tract herein described, said iron pin marking
the intersection of the south right--of-way line of
State Highway 105 and the west right -.of -way line of
Walker Road in the D. Easley Survey, Beaumont,.Jeffer--
son County, Texas;
THENCE north 89 degrees 40 minutes 40 seconds west
along the south line of Highway 105 a distance of 609.00
feet to an iron pin for corner;
THENCE south zero degree 27 minutes 30 seconds west a
distance -,of, 322.40 feet to ,a point for corner in the
north .line of Tolivar Road;
THENCE south 89 degrees 40 minutes.40 seconds east along
the north line of Tolivar Road a distance of 609.00
feet to an iron pin for corner in the west line of
Walker Road;
THENCE north zero degree 27,minutes 30.seconds east along
the west line of Walker Road a distance of 322.40 feet to
the place of beginning,.and including one half of bound-
ing streets;
TRACT NO. 3:
BEGINNING.at an iron pin marking the northwest corner of
the tract herein described, said iron pin marking the
intersection of the south right-of-way line of State
Highway. 105-:. and the east right--of--way line of Walker Road,
in.W, B. Dyches Survey, Beaumont, Jefferson County, Texas,
said'2.200--acre tract being out of the northwest portion
of the W. C. Keith 59.491 --acre tract;
THENCE north 89 degrees 23.minutes 30 seconds east along
the south line of Highway 105 a distance of 300.00 feet
to an iron. pin for corner;
THENCE. south zero degree 27 minutes 30 seconds west a
distance of 322.40 feet to an iron pin for corner;
THENCE south 89 degrees 23 minutes 30 seconds west a
distance of 300.00 feet to iron pin for corner in the
east line of Walker Road;
THENCE north zero degree 27 minutes 30 seconds east
along the east line of Walker Road a distance of 322,40
feet to the place of beginning; and including one half
of bounding streets;
and the official zoning map of The City of Beaumont is hereby amended
to reflect such changes.
Section 2.
That in all other respects the use of the property hereinabove
described shall be subject to all of the applicable regulations con-
tained in Chapter 42 of the Code of Ordinances of Beaumont, Texas,
adopted ,August 19, 1958, effective October 19, 1958, as amended.
Section 3.
That the terms -and provisions of this ordinance shall be deemed
to be severable, and that if the validity of the zoning affecting any
portion of the property described hereinabove shall be declared to be
invalid, the same shall not affect the validity of the zoning of the
balance of the property described herein.
Section 4<
That any person or corporation. violating any of the terms and
provisions of this ordinance shall be subject to the same penalties
provided for in.the said Chapter 42 of the Code of Ordinances of
Beaumont, Texas.
