VEATCH SURVEY, BEAUMONT, JEFFERSON COUNTY, TEXAS, AND LYING SOUTH OF THE CENTERLINE OF CARDINAL DRIVE - WEST (LOOP 251), AS DESCRIBED HEREIN, PRESENTLY ZONED -"R-3tt TO 1tC-211; PROVIDING FOR SEVERABILITY; AND PROVIDING A PENALTY. BE IT ORDAINED BY THE CITY OF BEAUMONT, TEXAS: Section 1. That Chapter 42 of the Code of'Ordinances of Beaumont, Texas, and in particular the boundaries of the zoning districts as indicated upon -the Zoning Map of The City of Beaumont, referred .to in Section 42.-9 thereof, is,hereby amended by changing the zon. ing classification of the following described property, presently zoned rtR-31t, Modified Two -Family and Multiple Dwelling District, to 'C"2tt' . Central Commercial Districts to wit Being portions of'Blocks 113, 114 and 115 of Iowa Colony (Gladys..City.Oil and Gas_ Manufacturing Company) Subdiv- ision in the J. A. Veatch Survey, Beaumont, Jefferson County, Texas, and lying south -of the centerline of Cardinal Drive --West (Loop 251) as follows: Beginning at intersection of centerline of Loop 251 with centerline of thirty (30) foot wide Hagner Road; Thence South 270 35r East along centerline of Hagner Road for a distance of 518.3 feet to intersection with .northerly line .of Block 113 extended northeastward; Thence South 62° 251 west along common block line of Blocks 113 and 114 for a.distance of 480 feet to middle of said blocks; Thence South 270 351 East crossing Block 113 for a distance of 468.4.feet to southerly line of Block 113; Thence South 620 251 West along common block line of Blocks 113 and 112 for a distance of 505 feet to point in centerline of eighty ( 80 ) feet wide Gorman Road; Thence North 270 351 West along centerline of Gorman Road for a.distance of 1,405.2 feet to intersection with the northerly line of Block 115 extended.southwestward; Thence.North 620 251 East along common -block line of Blocks 115 and 116 for a distance of 590.1 feet to place of beginning; Containing in area 24.717 acres' more or -less; and the official Zoning Map of The City of Beaumont is hereby amended to reflect such change. Section 2. That in all other respects the use of the property here inabove described shall be subject to all of the applicable regu. lations contained in Chapter 42 of'the Code of'Ordinances of Beaumont, Texas, adopted -August 19.,'1958., effective October 19, 1958, as amended. Section 3. That the terms and provisions of this ordinance shall be deemed to be severable, and that if thevalidity of the zoning affecting any portion of the property:. described hereinabove shall be declared to be -invalid, the same -shall not affect the validity of the zoning of the balance of the property described herein. Section 4.
