ENTITLED AN ORDINANCE AMENDING CHAPTER 42 .OF
THE CODE OF ORDINANCES OF BEAUMONT, TEXAS,
AND IN PARTICULAR THE BOUNDARIES OF THE ZONING
DISTRICTS AS INDICATED UPON THE ZONING MAP. OF
THE CODE OF ORDINANCES OF BEAUMONT, TEXAS, BY
CHANGING.THE CLASSIFICATION OF A TRACT OF LAND
IN LOT 2, BLOCK K, T. H. LANGHAM ESTATE OUT OF
THE C. WILLIAMS SURVEY IN THE CITY OF BEAUMONT,
JEFFERSON COUNTY, TEXAS, AS DESCRIBED HEREIN,
PRESENTLY ZONED "R-1" TO "C-1";- PROVIDING FOR
SEVERABILITY; AND PROVIDING A PENALTY.
BE IT ORDAINED BY THE CITY OF BEAUMONT, TEXAS:

That Chapter 42 of the Code of Ordinances of Beaumont,
Texas, and in particular the boundaries of the zoning dis-
tricts as indicated upon the Zoning Map of The City of
Beaumont, referred to in Section 42-9 thereof, is hereby
amended by changing the zoning classification of the following
described tract of land, presently zoned "R-1" Single -Family
Dwelling District to "C-1" Neighborhood Commercial District,
to wit:
BEING a tract of land in Lot 2, Block K, T. H.
Langham Estate, out of the C. Williams Survey,
Beaumont, Jefferson County, Texas, recorded
in Jefferson County'Map Records, Volume 4, Page
89, and being more particularly described as
follows:
BEGINNING at the intersection of the centerline
of College Street, a 116.00' wide right-of-way,
and the west line of the Caldwood Cut -Off drain
ditch right-of-way, a 200.00' wide right-of-way,
said point being located 200.00' west of the west
line of Caldwood Acres Addition as recorded in
Volume 5, Page 74, Map Records, Jefferson County,
Texas, in Beaumont, Jefferson County, Texas, in
the Charles Williams League;
THENCE south along the west line of the ditch
right-of-way line, a distance of 872.7' to the
south line of a 50.00' wide Magnolia Pipeline
Company pipeline easement conveyed by C. E.
Broussard, et al, dated December 8, 1955;
THENCE south 86055' west along the south line of
said pipeline easement, a distance of 1,475.00'
to corner in the centerline of Willis Ditch;
THENCE north along the centerline of Willis
Ditch and said centerline extended northward,
a distance of 925.00' to the centerline of
College Street;
THENCE north 88057' east along the centerline
of College Street, a distance of 1473.11' to
the place of beginning, containing a gross
area of 30.39 acres, more or less, save and
except that portion of said tract herein des-
cribed which is located along and adjacent to
the south side of the centerline of College
Street and extending in depth from said center-
line approximately 450.00' and containing in
area 15.21 acres, more or less, already zoned
C-1, leaving a net area of 15.18 acres to be
included in the tract herein described to be
rezoned to C-1, and one-half of the abutting
street right-of-way, and that portion of the
Caldwood Cut -Off Ditch right-of-way lying
adjacent to and east of the 15..18 acre tract of
land herein described, and lying west of and
adjacent to the west line of Caldwood Acres
Addition to the City of Beaumont, Jefferson
County, Texas, containing 1.94 acres of land,
more or less.
and the official zoning map of The City of Beaumont is hereby
amended to reflect such changes.

That in all other respects the use of the property
hereinabove described shall be subject to all of the applicable
regulations contained in Chapter 42 of the Code of Ordinances
of Beaumont, Texas, adopted August 19, 1958, effective
October 19, 1958, as amended.
Section 3.
That the terms and provisions of this ordinance shall
be deemed to be severable, and that if the validity of the
zoning affecting any portion of the property described here-
inabove shall be declared to be invalid, the same shall not
affect the validity of the zoning of the balance of the
property described herein.
Section 4.
That any person or corporation violating any of the
terms and provisions of this ordinance shall be subject to

the same penalties provided for.in the said Chapter 42.of,.
the Code of Ordinances 'of Beaumont, Texas.
