HomeMy WebLinkAboutORD 05-063 ORDINANCE NO. 05-063 ENTITLED AN ORDINANCE GRANTING A SPECIFIC USE PERMIT TO ALLOW MINI-WAREHOUSES IN A GC-MD-2 (GENERAL COMMERCIAL-MULTIPLE FAMILY DWELLING- 2) DISTRICT ON PROPERTY LOCATED EAST OF W. LUCAS BETWEEN FOLSOM ANDARTHUR IN THE CITY OF BEAUMONT, JEFFERSON COUNTY, TEXAS. WHEREAS,the City Council for the City of Beaumont desires to issue a specific use permit to Tony and Dana Archibald to allow mini-warehouses in a GC-MD-2 (General Commercial-Multiple Family Dwelling-2) District on property located east of W. Lucas between Folsom and Arthur, being Lots 1 - 2 and 10 - 14, Block 35, Calder Highlands Extension, City of Beaumont, Jefferson County, Texas, containing 0.6 acres, more or less, as described on Exhibit "A" attached hereto; and, WHEREAS, the City Council is of the opinion that the issuance of such specific use permit is in the best interest of the City of Beaumont and its citizens, subject to the hereinafter described conditions; NOW, THEREFORE, BE IT ORDAINED BY THE CITY OF BEAUMONT: Section 1. That a specific use permit to allow mini-warehouses in a GC-MD-2 (General Commercial-Multiple Family Dwelling-2) District on property located east of W. Lucas between Folsom and Arthur, being Lots 1 - 2 and 10 - 14, Block 35, Calder Highlands Extension, City of Beaumont, Jefferson County, Texas, containing 0.6 acres, more or less, as described on Exhibit "A" attached hereto, is hereby granted to Tony and Dana Archibald, their legal representatives, successors and assigns, subject to the following conditions: • Modification to the landscaping/screening requirement for the parking frontage along Folsom (a 3' wide landscape strip instead of the required 6' wide landscape strip). • Fencing along Arthur be 8' wood privacy fencing with a 6' wide landscape buffer on the outside. • Indirect lighting be provided for the facility. Section 2. That the specific use permit herein granted is expressly issued for and in accordance with each particular and detail of the site plan attached hereto as Exhibit "B" and made a part hereof for all purposes. Section 3. Notwithstanding the site plan attached hereto, the use of the property herein above described shall be in all other respects subject to all of the applicable regulations contained in Chapter 30 of the Code of Ordinances of Beaumont, Texas, as amended.
