BE IT RESOLVED BY THE CITY COUNCIL
OF THE CITY OF BEAUMONT:
THAT the City Manager be, and he is hereby, authorized to purchase the interest of a minor
in property described in Exhibit "A", attached hereto, for Three Hundred Two Dollars and
78/100 ($302.78).
PASSED BY THE CITY COUNCIL of the City of Beaumont this the 29 day
of August , 1989.

3 . 179 acres of land out of that certain 101 . 5 acre
tract in the Charles Williams Survey, Abstract No. 59,
Beaumont, Jefferson County, Texas, described as Tract
No. Thirteen in a deed from Ivy Guinn Jones, et a1. , to
W. A. Hebert, III, et a1. , dated November 17, 1965, and
recorded at Vol . 1447 , Page 168 , Deed Records,
Jefferson County, Texas, said 3 . 179 acres described
more fully by metes and bounds as foli.ows:
BEGINNING at the Northwest corner of said 101 . 5 acre
tract and the Northeast corner of a 240. 247 acre tract
as described in deed from Fannie F. Beard, et al. , to
J. C. Chance, Jr. , dated September 21 , 1968, and
recorded at Vol . 1567, Page 210, Deed Records,
Jefferson County, Texas;
THENCE South 00° 16 ' 46" West along the East property
line of said 240. 247 acre tract and the West property
line of said 101 . 5 acre tract at 160 feet pass a 5/8ths
inch iron rod, continuing at a distance of 2, 723. 6 feet
pass the Southwest property corner of said 101 . 5 acre
tract and continuing along said course for a total
distance of 2, 744. 60 feet to a point for corner, marked
by a cross tie at fence corner, about 20 feet North of
a drainage ditch running through the 240. 247 acre
tract;
THENCE South 470 31 ' 36" East along the property line
of said 240.247 acre tract for a distance of 67.49 feet
to a point for corner;
THENCE South 470 31 ' 36" East along the property line
of said 240.247 acre tract for a distance of 67.49 feet
to a point for corner;
THENCE North 000 '16 ' 46" East for a distance of
2, 788.73 feet to the North line of the Lower Neches
Valley Authority ( formerly the Texas Public Services
Corporation) 'fresh water canal right-of-way to a point
for corner;
THENCE South 890 31 ' 29" West along said North right-
of-way line for a distance of 50.00 feet to a point
being the Northeast corner of said 240.247 acre tract
and the Northwest corner of a 101. 5 acre tract, being
the Place of Beginning, containing 3. 179 acres, more or

W. A. Hebert, III, et al. , dated November 17, 1965, and
recorded at Vol . 1447 , Page 168, Deed Records,
Jefferson County, Texas, said 2. 109 acres described
more fully by metes and bounds in two non-contiguous
parts of 1 .498 acres and 0. 611 acres, respectfully, as
follows:

BEGINNING at the Southeast corner of that certain 1 . 89
acre tract described in Vol . 957, Page 433, Deed
Records, Jefferson County, Texas;
THENCE South 000 49 ' 45" West at 376.00 feet to a point
of intersection with the South line of that certain
6.36 acre tract described in Vol. 513, Page 559, Deed
Records, Jefferson County, Texas , for POINT OF
BEGINNING of the tract herein described;
THENCE continuing South 000 49 ' 45" West, for a
distance of 652.82 feet to a point for corner, said
point being located on the North right-of-way line of
the Washington Boulevard extension (based upon a 60.00
ft. width) ;
THENCE South 890 38 ' 23" East along and coincident with
the North line of the Washington Boulevard extension,
100.00 feet to a point for corner;
THENCE North 000 49 ' 45" East parallel to the West line
of said 30.00 acre tract for a distance of 652.00 feet
to a point for corner in the South line of said 6.36

THENCE North 89° 10' 15" West along and with the South
line of said 6.36 acre tract for a distance of 100.00
feet to the POINT OF BEGINNING and containing 1 . 498

said 1.89 acre tract for a distance of 266. 20 feet to
the PLACE OF BEGINNING of the herein described NCT 4b,
and containing 0. 611 acres of land, more or less, said
NCT 4a and NCT 4b having a combined total of 2. 109
