R E S O L U T I O N
BE IT RESOLVED BY THE CITY COUNCIL OF THE
CITY OF BEAUMONT:
THAT the City Manager be, and he is hereby, authorized to
purchase a 44 .784-acre tract of land out of the J.W. Bullock
Survey, as described in Exhibit "A" from the Beaumont Coca-Cola
Bottling Company, a Texas Corporation, for a consideration of
$448, 000 plus closing costs in the amount of $12, 000, or a total
expenditure of $460, 000, for the Spindletop Waterpark Project,
utilizing funds from a Section 108 Loan obtained from the
Department of Housing and Urban Development in support of the
project.
PASSED BY THE CITY COUNCIL of the City of Beaumont this the

EXHIBIT "A"
BEING .a 44.784 acre tract of land out of the J . W . Bullock Survey ,
Abstract 7, Beaumont, Jefferson County, Texas, and being all of
Lots 29 and 3G and a portion of Lots 28, 30, 34 and 35, M. C .
Cartwright Subdivision, plat being recorded in Volume 4 , Page 194,
Map Records, Jefferson, County, Texas , the said 44. 784 .acre tract
being described by metes and bounds as .follows :
BEGINNING at an iron pipe which marks -':he intersection, of the
South right-of-way line of U . S. Highways G9 and `)G, a1•3o known
as Cardinal Drive, and the East line of said Lot 35 of the M . C .
Cartwright Subdivision, the Mast line of said Lot :35 also being the
West line of a 30 foot wide dedicated road right-of-way which is -a
Southward extension of 4th Street;
THENCE South 00 degrees 10 minutes 31 seconds West along the East line
of Lots 35 and 3G of the said M. C. Cartwright Subdivision and the
West line of the said 30 foot wide dedicated road right-of-way but
which is not open on the ground, a distance of 1159.75 feet to an
iron pipe for corner in the unimproved road bed of Florida Avenue
at the Southeast corner of said Lot 3G;
THENCE North 89 degrees 59 minutes 49 seconds West along the South
line of said Lot 3G along the approximate centerline of the un-
improved Florida Avenue road bed, a distance of 712. 5 feat to an iron
pipe for- corner at the Southwest corner of said Lot 36 and tn,� South-
east corner of said Lot 30, said iron pine also marking the Southeast
corner of a tract of land conveyed by firs. Annie T . Warren to the
Neches. Canal Company as recorded in Volume 291 , Page 49 , Deed
Records, Jefferson County , Texas;
THENCE North 00 degrees 10 minutes 31 seconds East along the common
line of said Lots 30 and 3G along the East line of the said canal
company tract a distance of 120.0 feet to an iron pipe for corner at
the Northeast corner of the said canal company tract;
THENCE North 89 degrees 59 minutes 49 seconds West .across the said
Lot 30 and along the North line of the canal company tract, a distance
of 7121.5 feet to an iron pipe for corner in the West line of said Lot
30 and the East line of a 30 foot wide dedicated road right-of-way
known as Warren Street ;
THENCE North 00 degrees 10 minutes 31 seconds East .along the East line
of the said 30 foot wide dedicated road right-of-way and the West
line of Lots 30, 29 and 28, a distance of 1542.53 feet to an iron
pipe for corner in the South right-of-way line of the aforementioned
Cardinal Drive;

an iron pin set in concrete for angle point ;

the South right-of-way line of said Cardinal Drive, a distance of
53G.02 feet to an iron pin set in concrete for angle point;

feet to an iron pin set in concrete for .angle point ;

the South line of said Cardinal Drive, a distance of 45G. 99 feet to
the place of beginning .
