ENTITLED AN ORDINANCE GRANTING A SPECIFIC USE PERMIT TO ALLOW A COIN OPERATED WASHATERIA (LAUNDRY) IN AN RM-H (RESIDENTIAL MULTIPLE FAMILY DWELLING-HIGHEST DENSITY) DISTRICT LOCATED ON THE NORTH SIDE OF ST. JAMES BLVD., 100' EAST OF SOUTH 11TH STREET, IN THE CITY OF BEAUMONT, JEFFERSON COUNTY, TEXAS. WHEREAS, the City Council for the City of Beaumont desires to issue a specific use permit to Pattie Davis, to allow a coin operated washateria (laundry) in an RM-H (Residential Multiple Family Dwelling-Highest Density) District located on the north side of St. James Blvd., 100' east of South 11 th Street, being Lot 22, Block 7, West Oakland Addition, containing 0.16 acres, more or less, as shown on Exhibit "A" attached hereto, in Beaumont, Jefferson County, Texas; and, WHEREAS, the City Council is of the opinion that the issuance of such specific use permit is in the best interest of the City of Beaumont and its citizens, subject to the hereinafter described conditions; NOW, THEREFORE, BE IT ORDAINED BY THE CITY OF BEAUMONT: Section 1. That all conditions necessary for issuance of a specific use permit have been met and a specific use permit to allow a coin operated washateria (laundry) to be located on the north side of St. James Blvd., 100' east of South 11 th Street, in an RM-H (Residential Multiple Family Dwelling-Highest Density) District, being Lot 22, Block 7, West Oakland Addition, containing 0.16 acres, more or less, as shown on Exhibit "A" attached hereto in Beaumont, Jefferson County, Texas, is hereby granted to Pattie Davis, her legal representatives, successors and assigns for that certain tract described on Exhibit "A" attached hereto and made a part hereof for all purposes. Section 2. That the specific use permit herein granted is expressly issued for and in accordance with each particular and detail of the site plan attached hereto as Exhibit "B" and made a part hereof for all purposes. Section 3. Notwithstanding the site plan attached hereto, the use of the property hereinabove described shall be in all other respects subject to all of the applicable regulations contained in Chapter 30 of the Code of Ordinances of Beaumont, Texas, as amended. The lot is zoned RM-H (Residential Multiple Family Dwelling-Highest Density) District. The Planning Director, upon request by the applicant's advisor, has granted a minor variation to the original permit, allowed under Section 30-26 (i). The variation is a 15 ft. by 30 ft. addition to the proposed 30' x 45' building. This 450 sq. ft. addition will be used for an office and rest rooms. No addition in the number of washing machines (36) is proposed or permitted and no additional parking is required. A rear yard of 18 ft. in this district is allowed under Section 30-25 (c) 14.
