ENTITLED AN ORDINANCE AMENDING CHAPTER 30 OF
THE CODE OF ORDINANCES OF BEAUMONT, TEXAS, AND
IN PARTICULAR THE BOUNDARIES OF THE ZONING
DISTRICTS, AS INDICATED UPON THE ZONING MAP OF
BEAUMONT, TEXAS, BY CHANGING THE ZONING OF
PROPERTY PRESENTLY ZONED LI (LIGHT INDUSTRIAL)
DISTRICT TO PD (PORT DEVELOPMENT) DISTRICT FOR
32 ACRES NORTH OF BUFORD STREET, BEAUMONT,
JEFFERSON COUNTY, TEXAS; PROVIDING FOR
SEVERABILITY; PROVIDING FOR REPEAL AND
PROVIDING A PENALTY.
BE IT ORDAINED BY THE CITY OF BEAUMONT:
Section 1.
That Chapter 30 of the Code of Ordinances of Beaumont, Texas, and in particular
the boundaries of the zoning districts, as indicated upon the Zoning Map of the City of
Beaumont, referred to in Section 30-513 thereof, is hereby amended by changing the
zoning of property presently zoned as LI (Light Industrial) District to PD (Port
Development) District for 32 acres north of Buford Street, Beaumont, Jefferson County,
Texas, as described in Exhibit "A" and shown on Exhibit "B" attached hereto and made a
part hereof for all purposes, and the official zoning map of the City of Beaumont is hereby
amended to reflect such changes.
Section 2.
That, in all other respects, the use of the property hereinabove described shall be
subject to all of the applicable regulations contained in Chapter 30 of the Code of
Ordinances of Beaumont, Texas, as amended.
Section 3.
That if any section, subsection, sentence, clause of phrase of this ordinance, or the
application of same to a particular set of persons or circumstances, should for any reason
be held to be invalid, such invalidity shall not affect the remaining portions of this
ordinance, and to such end, the various portions and provisions of this ordinance are
declared to be severable.
Section 4.
That all ordinances or parts of ordinances in conflict herewith are repealed to the
extent of the conflict only.
Section 5.
That any person who violates any provision of this ordinance shall, upon conviction,
be punished, as provided in Section 1-8 of the Code of Ordinances of Beaumont, Texas.

LEGAL DESCRIPTION FOR ORDINANCE PURPOSES
BEGINNING at a point in the north right-of-way line of Buford Street, where it intersects
the west right-of-way line of the abandoned Greer Street.
THENCE in an easterly direction along the north right-of-way line of Buford Street to a
point 206 feet east of the abandoned Carroll Street east right-of-way line, a total distance of
approximately 2,730 feet.
THENCE in a northerly direction, parallel to the east right-of-way line of the abandoned
Carroll Street, a distance of approximately 650 feet to a point, designated as Port
Development (PD) property.
THENCE in a westerly direction along the PD boundary,a distance of approximately 206 feet
to the east right-of-way line of the abandoned Carroll Street.
THENCE south along the east right-of-way line of the abandoned Carroll Street a distance
of approximately 350 feet to the north line of the abandoned Finis Street.
THENCE in a westerly direction along the north right-of-way line of the abandoned Finis
Street and PD property to the east right-of-way line of the abandoned Wallace Street, a
distance of approximately 1190 feet.
THENCE in a northerly direction along the east right-of-way of the abandoned Wallace
Street, a distance of approximately 280 feet to the north right-of-way line of the abandoned
Toltec Street.
THENCE in a westerly direction along the north right-of-way line of the abandoned Toltec
Street a distance of approximately 1330 feet to the west right-of-way line of the abandoned
Greer Street.
THENCE in a southerly direction along the west right-of-way line of the abandoned Greer
Street a distance of approximately 440 feet to the north right-of-way line of Buford Street and
the point of beginning and containing 32 acres of land, more or less, said land lying in the D.
Brown Survey, Beaumont, Jefferson County, Texas.
