ENTITLED AN ORDINANCE ISSUING A SPECIFIC USE PERMIT
TO ALLOW AN EMPLOYEE PARKING LOT AS ACCESSORY
PARKING ON PROPERTY LOCATED AT 2850 N. TENTH,
BEAUMONT, JEFFERSON COUNTY, TEXAS.
WHEREAS, the Planning and Zoning Commission of the City of Beaumont
considered the issuance of a specific use permit to allow an employee parking lot as accessory
parking on property located at 2850 N. Tenth, Beaumont, Jefferson County, Texas, to
Hamilton Nursing Home, Inc., property owner, its legal representatives, successors, and assigns
for that certain property hereinafter described; and,
WHEREAS, the specific use permit also allows a modification of the landscaping
regulations; and
WHEREAS, the City Council is of the opinion that the issuance of such specific
use permit is in the best interest of the City of Beaumont and its citizens, subject to the
hereinafter described conditions;
NOW, THEREFORE, BE IT ORDAINED BY THE
CITY OF BEAUMONT:
Section 1.
That all conditions necessary for issuance of a specific use permit have been met
and a specific use permit to allow an employee parking lot as accessory parking on property
located at 2850 N. Tenth, Beaumont, Jefferson County, Texas, is hereby granted to Hamilton
Nursing Home, Inc., property owner, its legal representatives, successors and assigns for that

certain tract described on Exhibit "A" attached hereto and made a part hereof for all
purposes.
Section 2.
That the specific use permit herein granted shall also provide for the modification
of the landscaping regulations of Section 30-31 of the Code of Ordinances of the City of
Beaumont by not requiring a ten foot (10') wide side lot buffer strip for the above-described
property.
Section 3.
That the specific use permit herein granted is expressly issued for and in
accordance with each particular and detail of the site plan attached hereto as Exhibit "B" and
made a part hereof for all purposes.
Section 4.
Notwithstanding the site plan attached hereto, the use of the property hereinabove
described shall be in all other respects subject to all of the applicable regulations contained
in Chapter 30 of the Code of Ordinances of Beaumont, Texas, as amended.
