ENTITLED AN ORDINANCE ISSUING A SPECIFIC USE PERMIT FOR AN ADVERTISING AGENCY OFFICE IN AN R-3 (MODIFIED TWO FAMILY AND MULTIPLE FAMILY) DISTRICT LOCATED AT 2635 MCFADDIN. WHEREAS, the Planning and Zoning Commission of the City of Beaumont considered the issuance of a specific use permit for an advertising agency office in an R-3 (Modified Two Family and Multiple Dwelling District, Beaumont, Jefferson County, Texas to Hoyt and Paula Bothe, prospective buyers from owner, Garland Pickett, their legal representatives, successors, and assigns for that certain property hereinafter described; and, WHEREAS, the City Council is of the opinion that the issuance of such specific use permit is in the best interest of the City of Beaumont and its citizens, subject to the hereinafter described conditions; NOW, THEREFORE, BE IT ORDAINED BY THE CITY OF BEAUMONT: Section 1. That all conditions necessary for issuance of a specific use permit have been met and the specific use permit for an advertising agency office at 2635 McFaddin, Beaumont, Jefferson County , Texas, in accordance with Section 30-26 and Section 30-40 of the Code of Ordinances of the City of Beaumont, as amended, is hereby granted to Hoyt and Paula Bothe, prospective buyers from owner, Garland Pickett, their legal representatives, successors and assigns for that certain tract described in Exhibit "A" attached hereto and made a part hereof for all purposes. Section 2 . That the specific use permit herein granted is expressly issued for and in accordance with each particular and detail of the site plan attached hereto as Exhibit "B" and made a part hereof for all purposes. Typical . employees of a small advertising agency might be : graphic artist , sales executives , receptionist/secretary , bookkeeper, manager ,messenger(s ) . On premises parking lot should house needed parking for agency employees and most guest. Typical bours of business for most advertising agencies are Sam-5 : 30pm . Monday - Friday . It should be noted rthat a business such as this would not utilize any type of heavy equipment as part of normal activities and would nnt have large equipment stored on the lot .
