ENTITLED AN ORDINANCE AMENDING CHAPTER 30 OF
THE CODE OF ORDINANCES OF BEAUMONT, TEXAS,
AND IN PARTICULAR THE BOUNDARIES OF THE
ZONING DISTRICTS AS INDICATED UPON THE
ZONING MAP OF BEAUMONT, TEXAS, BY CHANGING
THE ZONING FROM RM-H (RESIDENTIAL MULTIPLE
DWELLING -HIGH DENSITY) DISTRICT TO GC-MD
GENERAL COMMERCIAL -MULTIPLE DWELLING)
DISTRICT BEAUMONT, JEFFERSON COUNTY, TEXAS,
AS HEREINAFTER'DESCRIBED, PROVIDING FOR A
SPECIFIC USE PERMIT; IMPOSING CONDITIONS;
PROVIDING FOR SEVERABILITY; AND PROVIDING A
PENALTY.
WHEREAS, on September 20, 1982, the Planning and Zoning
Commission of the City of Beaumont considered a change in zoning of a
tract of land, hereinafter described, currently zoned RM-H
(Residential Multiple Dwelling - High Density) District to GC-MD
(General Commercial - Multiple Dwelling) District; and,
WHEREAS, on said date, the Planning and Zoning Commission
of the City of Beaumont additionally considered the issuance of a
specific use permit to Natkin Electric Company , for a mechanical
contractor business; and,
WHEREAS, the City Council is of the opinion that the zoning
change and the issuance of a specific use permit, subject to the
_ hereinafter described conditions, are in the best interest of the
City of Beaumont and its citizens;
NOW, THEREFORE, BE IT ORDAINED BY THE
CITY OF BEAUMONT:
Section 1.
That Chapter 30 of the Code of Ordinances of Beaumont,
Texas, and in particular the boundaries of the zoning district as
indicated upon the zoning map of the City of Beaumont referred to in
Section 30-5B thereof, is hereby amended by changing the zoning
classification of property located at 3190 S. 11th as described on
Exhibit "A'' attached hereto and made a part hereof for all purposes
presently zoned RM-H (Residential Multiple Dwelling - High Density)

District to GC-MD (General Commercial - Multiple Dwelling) District
and the official zoning map of the City of Beaumont is hereby amended
to reflect such change.
Section 2.
That a specific use permit for the establishment of a
contractor business on the premises in accordance with Section 30-26
and Section 30-40 of the Code of Ordinances of the City of Beaumont,
as amended, be granted to Natkin Electric Company , for said tract of
land described herein.
Section 3.
That this specific use permit herein granted is expressly
issued for and in accordance with each particular and detail of that
certain site plan, which site plan is attached hereto as Exhibit "B"
and made a part hereof for all purposes;
Section 4.
That in all other respects the use of the property
hereinabove described shall be subject to all of the applicable
regulations contained in Chapter 30 of the Code of Ordinances of
Beaumont, Texas as amended.
Section 5.
That if any section, subsection, sentence, clause or phrase
of this ordinance, or the application of same to a particular set of
persons or circumstances, should for any reason be held to be
invalid, such invalidity shall not affect the remaining portions of
this ordinance, and to such end the various portions, and provisions
of this ordinance are declared to be severable.
Section 6.
Any person who violates any provision of this ordinance
shall, upon conviction, be punished as provided in Section 1-$ of the
Code of Ordinances of Beaumont, Texas.
