ENTITLED AN ORDINANCE AMENDING CHAPTER 30 OF THE
CODE OF ORDINANCES OF BEAUMONT, TEXAS, AND IN
PARTICULAR THE BOUNDARIES OF THE ZONING DIS'T'RICTS
AS INDICATED UPON THE ZONING MAP OF BEAUMONT,
TEXAS, BY CHANGING PROPERTY DESCRIBED AS A 0.75
ACRE TRACT OUT OF THE CHARLES WILLIAMS LEAGUE,
BEAUMONT, JEFFERSON COUNTY, TEXAS, PRESENTLY
ZONED RS (RESIDENTIAL SINGLE FAMILY) DISTRICT TO
NC (NEIGHBORHOOD COMMERCIAL) DISTRICT; PROVIDING
FOR SEVERABILITY; PROVIDING FOR REPEAL; AND
PROVIDING FOR A PENALTY.
BE IT ORDAINED BY THE CITY OF BEAUMONT:
Section 1 .
THAT Chapter 30 of the Code of Ordinances of Beaumont,
Texas, and in particular the boundaries of the zoning districts as
indicated upon the Zoning Map of the City of Beaumont, referred to in
Section 30-5B thereof, is hereby amended by changing the zoning
classification from RS (Residential Single Family) District to NC
(Neighborhood Commercial) District on property described as a 0.75
acre tract out of the Charles Williams League, located on the
northwest corner of Berry Road and Calder Avenue, Beaumont, Jefferson
County, Texas, as shown on Exhibit "A" attached hereto and made a
part hereof for all purposes, and the official zoning map of the City
of Beaumont is hereby amended to reflect such changes.
Section 2.
That in all other respects the use of the property
hereinabove described shall be subject to all of the applicable
regulations contained in Chapter 30 of the Code of Ordinances of
Beaumont, Texas, as amended.
Section 3.
That if any section, subsection, sentence, clause or phrase
of this ordinance, or the application of same to a particular set of
persons or circumstances, should for any reason be held to be
invalid, such invalidity shall not affect the remaining portions of
this ordinance, and to such end the various portions and provisions
of this ordinance are declared to be severable.

Section 4.
All ordinances or parts of ordinances in conflict herewith
are repealed to the extent of the conflict only.
Section 5.
Any person who violates any provision of this ordinance
shall, upon conviction, be punished as provided in Section 1-8 of the
Code of Ordinances of Beaumont, Texas.

LEGAL DESCRIPTION Northwest Corner Calder and Berry Road;
Being an irregular shaped tract of land fronting 240.43
feet on the West side of Berry Road and being out of the
CHARLES WILLIAMS LEAGUE, Beaumont, Jefferson County,
Texas , described as follows, to-wit :
BEGINNING at the intersection of the West line of
Berry Road with the North line of the old Sour Lake Road,
which point is the Southeast corner of the tract of land
herein described, an iron pin for corner;
THENCE North 75 deg. 06 .' 17" West 157 .29 feet along
the North line of the old Sour Lake Road to the Southwest
corner of the tract of land herein described, an iron pin
for corner;
THENCE North 200.00 feet to the Northwest corner of
the tract of land herein described, an iron pin for corner;
THENCE East 152 .00 feet to the Northeast corner of
the tract of land herein described, which is a point -in the
West line of Berry Road, an iron pin for corner;
THENCE South 240.43 feet along the West line of Berry
Road to the Place of Beginning.
