ENTITLED AN ORDINANCE AMENDING CHAPTER 30 OF
THE CODE OF ORDINANCES OF BEAUMONT, TEXAS,
AND IN PARTICULAR THE BOUNDARIES OF THE
ZONING DISTRICTS AS INDICATED UPON THE
ZONING MAP OF BEAUMONT, TEXAS, BY CHANGING A
18 . 74 ACRE TRACT OUT OF THE A. HUSTON
LEAGUE, BEAUMONT, JEFFERSON COUNTY, TEXAS.
AS HEREINAFTER DESCRIBED, PRESENTLY ZONED
R-1 TO LR-1 ; PROVIDING FOR SEVERABILITY; AND
PROVIDING A PENALTY.
BE IT ORDAINED BY THE CITY OF BEAUMONT:
Section 1.
That Chapter 30 of the Code of Ordinances of Beaumont,
Texas, and in particular the boundaries of the zoning districts as
indicated upon the Zoning Map of the City of Beaumont, referred to
in Section 30-4 thereof, is hereby amended by changing the zoning
classification of a 18.74 acre tract of land described in Exhibit
"A" , attached hereto and made a part hereof, presently zoned R-1
(Single Family Dwelling ) to LR-1 (Local Retail District) , and
the official zoning map of the City of Beaumont is hereby amended
to reflect such changes.
Section 2 .
That in all other respects the use of the property
hereinabove described shall be subject to all of the applicable
regulations contained in Chapter 30 of the Code of Ordinances of
Beaumont, Texas, as amended.
Section 3.
That if any section, subsection, sentence, clause or
phrase of this ordinance, or the application of same to a
particular set of persons or circumstances, should for any reason
be held to be invalid, such invalidity shall not affect the
remaining portions of this ordinance, and to such end the various
portions and provisions of this ordinance are declared to be
severable.
Section 4 .
Any person who violates any provision of this ordinance
shall, upon conviction, be punished as provided in Section 1-8 of
the Code of Ordinances of Beaumont, Texas.

line of Major Drive, for the northeast corner of the herein described tract;
THENCE with the east line of the herein described tract and the west line of
Major Drive, South zero degrees two minutes fifty-eight seconds East
(S OOo 02' 58" E) for a distance of two thousand one hundred seventy-six
and seventy-seven hundredths feet (2176.77' ) to the PLACE OF BEGINNING;

FIELDNOTE DESCRIPTION of a 18.7448 acre tract of land out of the A. Huston League,
Abstract 33, Jefferson County, Texas.
ALL THAT CERTAIN tract or parcel of land being out of that certain 400 acre
tract, more or less, described in deed from Hugh Long and wife, Alice Long,
to M. F. Yount dated April 5, 1929 and recorded in Volume 321 , Page 460
of the Deed Records of Jefferson County, Texas, said 18.7448 acre tract
or parcel of land being more fully bounded and described as follows:
BEGINNING at the point of intersection of the west line of Major Drive
with the centerline of a drainage ditch for the southeast corner of the
herein described tract or parcel of land, said beginning corner being
located North zero degrees two minutes fifty-eight seconds West (N 000
02' 58" W) , a distance of two thousand three hundred ninety-seven and thirty-
seven hundredths feet (2397.37' ) from a 1-1/2" iron pipe which marks the
most southeast corner of said 400 acre tract;
THENCE with the centerline of said drainage ditch the following courses:
North 44 degrees 04 minutes 38 seconds West 128.49 feet
North 64 degrees 06 minutes 38 seconds West 237.90 feet
North 87 degrees 33 minutes 38 seconds West 96.85 feet
to a point for the southwest corner of the herein described tract;
THENCE North zero degrees two minutes fifty-eight seconds West (N 000
02' 58" W) for a distance of one thousand nine hundred seventy-six and thirty-
four hundredths feet (1976.34' ) to a point for the northwest corner of the
herein described tract;
THENCE with the north line of the herein described tract, north eighty-nine
degrees fifty-nine minutes zero seconds East (N 890 59' 00" E) for a distance
