ENTITLED AN ORDINANCE AMENDING CHAPTER 30 OF THE CODE OF ORDINANCES OF BEAUMONT, TEXAS, AND IN PARTICULAR THE BOUNDARIES OF THE ZONING DISTRICTS AS INDICATED UPON THE ZONING MAP OF BEAUMONT, TEXAS, BY CHANGING A 1. 6 ACRE TRACT OUT OF THE GARLAND ADDITION, BEAUMONT, JEFFERSON COUNTY, TEXAS, AS HEREINAFTER DESCRIBED, PRESENTLY ZONED R-1 TO R-2; PROVIDING FOR SEVERABILITY; AND PROVIDING A PENALTY. BE IT ORDAINED BY THE CITY OF BEAUMONT: Section 1. That Chapter 30 of the Code of Ordinances of Beaumont, Texas, and in particular the boundaries of the zoning district as indicated upon the Zoning Map of the City of Beaumont, referred to in Section 30-4 thereof, is hereby amended by changing the zoning classification of a 1. 6 acre tract of land described in Exhibit "A" attached hereto and made a part hereof, presently zoned R-1 (Single Family Dwelling) to R-2 (Two Family and Multiple Dwelling) , and the official zoning map of the City of Beaumont is hereby amended to reflect such changes. Section 2 . That in all other respects the use of the property hereinabove described shall be subject to all of the applicable regulations contained in Chapter 30 of the Code of Ordinances of Beaumont, Texas, as amended. Section 3. That if any section, subsection, sentence, clause or phrase of this ordinance, or the application of same to a particular set of persons or circumstances, should for any reason be held to be invalid, such invalidity shall not affect the remaining portions of this ordinance, and to such end the various portions and provisions of this ordinance are declared to be severable. Section 4. Any person who violates any provision of this ordinance shall, upon conviction, be punished as provided in Section 1-8 of the Code of Ordinances of Beaumont, Texas. All of Block 3, of Garland Addition to the City of Beaumont, Jefferson County Texas according to the recorded plat thereof, being a tract of land fronting 250 feet on Highland Avenue, feet on Garland Avenue, 424 feet on Iowa Avenue and 383.5 feet on the west line of a tract of land which was at one time the right-of-way of the Eastern Texas Electric Company of :Beaumont, said tract of land being the same tract conveyed to -the Trustees of Robbins Memorial Presbyterian Church, by Macy > S. Garland, et al, by deed of date April 6, 1946 recorded in Volume 617, Page 5.58 of the:.deed records of Jefferson County Texas together with all improvements thereon situated.
