ENTITLED AN ORDINANCE AMENDING CHAPTER
30 OF THE CODE OF ORDINANCES OF BEAUMONT,
TEXAS, AND IN PARTICULAR THE BOUNDARIES
OF THE ZONING DISTRICTS AS INDICATED
UPON THE ZONING MAP OF BEAUMONT, TEXAS,
BY CHANGING A 4 . 03 ACRE TRACT OUT OF THE
T. H. LANGHAM SUBDIVISION, BEAUMONT,
JEFFERSON COUNTY, TEXAS, AS HEREINAFTER
DESCRIBED, PRESENTLY ZONED R-1 TO •(e ,- C-/•
PROVIDING FOR SEVERABILITY; AND PROVIDING
A PENALTY.
BE IT ORDAINED BY THE CITY OF BEAUMONT:
Section 1.
That Chapter 30 of the Code of Ordinances of Beaumont,
Texas, and in particular the boundaries of the zoning districts
as indicated upon the Zoning Map of the City of Beaumont,
referred to in Section 30-4 thereof, is hereby amended by
changing the zoning classification of a tract of land described
in Exhibit "A" attached hereto and made a part hereof, presently
zoned R-1 (Single Family Dwelling) to C-Al ( rt Commercial) ,
and the official zoning map of the City of Beaumont is hereby
amended to reflect such changes.
Section 2.
That in all other respects the use of the property
hereinabove described shall be subject to all of the applicable
regulations contained in Chapter 30 of the Code of Ordinances
of Beaumont, Texas, as amended.
Section 3.
That if any section, subsection, sentence, clause
or phrase of this ordinance, or the application of same to a
particular set of persons or circumstances, should for any
reason be held to be invalid, such invalidity shall not affect
the remaining portions of this ordinance, and to such end the
various portions and provisions of this ordinance are declared
to be severable.
Section 4.
Any person who violates any provision of this
ordinance shall, upon conviction, be punished as provided in
Section 1-8 of the Code of Ordinances of Beaumont, Texas.

BEING 4. 031 acres of land out of and part of the J. C. Chancel
Jr. Tract out of the South One-half (S . 1/2) of Block dumber
Twenty-eight (28) of the T. H. IANGHA4 SUBDIVISION in Beaumont,
Jefferson County, Texas, according to the map or plat of said
Subdivision of record in the office of the County Clerk of
Jefferson County, Texas; being situated North of Washington
Boulevard and West of Langham Road; and being--more fully de-
scribed as follows :
BEGINNING. at the point of intersection. of the North
line of Washington Boulevard with the .West line of
Langham Road; - -
THENCE North 0° 10' Test along and with the West line
of Langham Road, a distance of 174. 6 feet to a one-
half inch galv. iron pipe set for corner in the Southerly
line of a pipeline right of way;
THENCE North 56° 49' West along and with the Southerly
line of said pipeline right of way, a distance of 54.5
feet to a one-half inch gale. iron pipe set for corner
in the Southerly line 'of said pipeline right of way and
in the North line of the said J. C . Chance, Jr. Tract;
- THENCE West along. and with the North line of the said
J'. C. Chance, Jr. Tract, a distance of 802 . 3 feet to
a one_ -half inch galv. iron pipe set for corner in the
West line of the said J. C. Chance, Jr. Tract and in
-the- West line of Block Number Twenty-eight (28) of the
said T.- H. LANGHAY1 SUBDIVISION, said corner being
the Northwest corner of the said J . C. Chance, Jr.
Tract;
THENCE South 0° 10' East along and with the West line
of the said J . C . Chance, Jr. Tract and the West line
of said Block Number Twenty-eight (28) ,,tea distance of
211.45 feet to a one-half inch gale, iron pipe set for
corner in the North line of Washington Boulevard and
the West line of said Block Number Twenty-eight (28);
THENCE East along and with the North line of Washington
Boulevard, a distance of 848 feet to the PLACE OF
BEGINNING, and containing 4. 031 acres of land_ -
