ENTITLED AN ORDINANCE AMENDING CHAPTER 30 OF THE CODE OF ORDINANCES OF BEAUMONT, TEXAS, AND IN PARTICULAR THE BOUNDARIES OF THE ZONING DISTRICTS AS INDICATED UPON THE ZONING MAP OF BEAUMONT, TEXAS, BY CHANGING A 0. 03 ACRE TRACT OUT OF THE CALDER HIGHLANDS ADDITION, BEAUMONT, JEFFERSON COUNTY, TEXAS, AS HEREINAFTER DESCRIBED, PRESENTLY ZONED R-1 TO LR-1; PROVIDING FOR SEVERABILITY; AND PROVIDING A PENALTY. BE IT ORDAINED BY THE CITY OF BEAUMONT: Section 1. That Chapter 30 of the Code of Ordinances of Beaumont, Texas, and in particular the boundaries of the zoning districts as indicated upon the Zoning Map of the City of Beaumont, referred to in Section 30-4 thereof, is hereby amended by changing the zoning classification of a tract of land described in Exhibit "A" attached hereto and made a part hereof, presently zoned R-1 (Single Family Dwelling) to LR-1 (Local Retail District) , and the official zoning map of the City of Beaumont is hereby amended to reflect such changes. Section 2. That in all other respects the use of the property hereinabove described shall be subject to all of the applicable regulations contained in Chapter 30 of the Code of Ordinances of Beaumont, Texas, as amended. Section 3. That if any section, subsection, sentence, clause or phrase of this ordinance, or the application of same to a particular set of persons or circumstances, should for any reason be held to be invalid, such invalidity shall not affect the remaining portions of this ordinance, and to such end the various portions and provisions of this ordinance are declared to be severable. Section 4. Any person who violates any provision of this ordinance shall, upon conviction, be punished as provided in Section 1-8 of the Code of Ordinances of Beaumont, Texas. + SE PASSED BY THE CITY COUNCIL of the City of Beaumont this the 0C�J ! day of 1980. - Mayor - EXHIBIT "A" BEING the surface estate in and to a certain triangular tract of land out of the S .E . corner of Lot 8, B1. 1, Calder Highlands Addition, Beaumont, Jefferson County, Texas, fronting 22.1 ft . in the 600 Block along the W. side of W. Lucas .Drive, Beaumont, Texas, and more fully described as follows, to-wit: BEGINNING at a iron pipe for r -deginning corner at the S .E . corner of Lot 81 Bl. 1, Calder Highlands Addition, Beaumont, Jefferson County, Texas, as per recorded plat thereof, in the. W. R.O.W. line of W. Lucas Drive ; THENCE in a northerly direction along the cornmon E . line of the tract herein described and in the W. R.O.W. line of W. Lucas Drive, a distance of 22.1 ft ., to a 1�" iron pipe marking the Ti.E . corner of the tract herein described; THENCE in a westerly direction, across Lot 8, along the N. line of the tract herein described, a distance of 90.9 ft. to an iron rod located at the northwest corner of the adjoining A. C. Parigi, Lot 2, Bl. 1, Calder Highlands Addition, at the north end of a chain link fence" and at the W. corner of the tract herein described; THENCE southeasterly along the corunon S . line of the tract herein described and a portion of the S,. line of said Lot 8, and the north lin`°`of Lots 1 and 2, Block 1, Calder Highlands Addi- tion, a distance of 93 .4 ft. to the S.E . corner of the tract herein described at the place of beginning, containing 0.03 acre of land, more or less .
