V ENTITLED AN ORDINANCE AMENDING CHAPTER 30 OF THE CODE OF ORDINANCES OF BEAUMONT, TEXAS, AND IN PARTICULAR THE BOUNDARIES OF THE ZONING DISTRICTS AS INDICATED UPON THE ZONING MAP OF BEAUMONT, TEXAS, BY CHANGING A 2. 84 ACRE TRACT OUT OF THE W. B. DYCHES SURVEY, BEAUMONT, JEFFERSON COUNTY, TEXAS, AS HEREINAFTER DESCRIBED, PRESENTLY ZONED R-lA TO R-2; PROVIDING FOR SEVERABILITY; AND PROVIDING A PENALTY. BE IT ORDAINED BY THE CITY OF BEAUMONT: Section 1. That Chapter 30 of the Code of Ordinances of Beaumont, Texas, and in particular the boundaries of the zoning district as indicated upon the Zoning Map of the City of Beaumont, referred to in Section 30-4 thereof, is hereby amended by changing the zoning classification of a tract of land described in Exhibit "A" attached hereto and made a part hereof, presently zoned R-lA (Single Family Residential) to R-2 (Two Family and Multiple Dwelling) , and the official zoning map of the City of Beaumont is hereby amended to reflect such changes. Section 2. That in all other respects the use of the property hereinabove described shall be subject to all of the applicable regulations contained in Chapter 30 of the Code of Ordinances of Beaumont, Texas, as amended. Section 3. That if any section, subsection, sentence, clause or phrase of this ordinance, or the application of same to a particular set of persons or circumstances, should for any reason be held to be invalid, such invalidity shall not affect the remaining portions of this ordinance, and to such end the various portions and provisions of this ordinance are declared to be severable. Section 4. Any person who violates any provision of this ordinance shall, upon conviction, be punished as provided in Section 1-8 of the Code of Ordinances of Beaumont, Texas. Dyches Survey, Abstract 17 , Beaumont, Jefferson County, County, Texas'. BEGINNING at an iron rod marking the point of inter- section of the North right of way line of - State Highway 105 and the Easterly right of way line of R.F.D. Road in Beaumont, Texas. THENCE in a Northeasterly direction along the Easterly right of way line of R.F.D. Road along the arc of a curve to the right for an arc distance of 357. 34 feet to an iron rod, said curve having a central angle of 78° 44 ' 49" and a radius of 260 . 0 feet; THENCE North 89° 47 ' 21" East continuing along the Southerly right of way- line of R.F.D. Road, a distance of 357. 24 feet to an iron rod; THENCE in a Northeasterly direction along the South-_ - easterly right of way line of R. F:D. Road along the arc of a curve to the left for an arc distance of 383 .75 feet to an iron rod located in the Northwesterly right of way line of the Lower Neches Valley Authority Canal , said curve having a central angle of 46° 17 ' 21" and a radius of 475 . 00 feet; THENCE South 43° 30 ' West along the Northwesterly right of way line of said canal , a distance of 447 .82 feet to an iron rod for corner , said corner being located in the North right of way line of State Highway 105 ; THENCE South 88° 33 ' 07" West alo�dg the North right of way -line of State Highway 105, a distance of 463.0 feet to an iron rod for turn; - THENCE South 82° 50 ' 29" West continuing along the North right of way line of State Highway 105, a distance of 184. 60 feet to the PLACE OF BEGINNING, containing in area 2 . 840 acres of land, more or less .
