ENTITLED AN ORDINANCE AMENDING CHAPTER
30 OF THE CODE OF ORDINANCES OF BEAUMONT,
TEXAS, AND IN PARTICULAR THE BOUNDARIES
OF THE ZONING DISTRICTS AS INDICATED
UPON THE ZONING MAP OF BEAUMONT, TEXAS,
BY CHANGING A 2.98 ACRE TRACT OUT OF THE
W. B. DYCHES SURVEY, BEAUMONT, JEFFERSON
COUNTY, TEXAS, AS HEREINAFTER DESCRIBED,
PRESENTLY ZONED R-1A TO R-2; AND BY
CHANGING A 3.6 ACRE TRACT OUT OF THE
W. B. DYCHES SURVEY, BEAUMONT, JEFFERSON
COUNTY, 'TEXAS, AS HEREINAFTER DESCRIBED,
PRESENTLY ZONED R-2 TO R-1-A; PROVIDING
FOR SEVERABILITY; AND PROVIDING A PENALTY.
BE IT ORDAINED BY THE CITY OF BEAUMONT:
Section 1.
That Chapter 30 of the Code of Ordinances of Beaumont,
Texas, and in particular the boundaries of the zoning districts as
indicated upon the Zoning Map of the City of Beaumont, referred to
in Section 30-4 thereof, is hereby amended by changing the zoning
classification of the following described tracts of land, presently
zoned R-1A (Single Family Residential) to R-2 (Two Family and
Multiple Dwelling) and the following described tract of land presently
zoned R-2 (TWo Family and Multiple Dwelling) to R-lA (Single Family
Residential) to wit:
R--lA to R--2:
BEING a 2.983 acre tract of land out of the W. B.
Dyches Survey, Abstract 17, Beaumont, Jefferson
County, Texas;
BEGINNING at the point of intersection of the north
right-of-way line of State Highway 105 and the west
right-of--way line of RFD Road in Beaumont, Texas;
THENCE North along the east line of the existing
R-2 tract a distance of 951.44 feet to a point;
THENCE South 23 degrees 31 minutes 40 seconds East
a distance of 788.51 feet to a point located in
the northerly right-of-way line of RFD Road;
THENCE in a southwesterly direction along the arc
of a curve to the left, being along the northerly
and westerly right-of-way line of RFD Road, an
arc distance of 425.69 feet to the PLACE OF BEGINNING,
containing in area 2.983 acres of land, more or less,
said curve having a central angle of 83 degrees 33
minutes 56 seconds, a radius of 291.87 feet and
chord length of 388.95 feet, said chord having a
bearing of South 54 degrees 01 minute 32 seconds West.
R-2 to R-1A
BEING a 3.601 acre tract of land out of the W. B.
Dyches Survey, Abstract 17, Beaumont, Jefferson
County, Texas.
BEGINNING at the point of intersection of the
north right-of-way line of State Highway 105
and the west right-of--way of RFD Road in Beaumont,
Texas.
THENCE North 951.44 feet to the BEGINNING CORNER
of the 3.601 acre tract herein described;
THENCE continuing North along the east line of
the existing R-2 tract, a distance of 852.01
feet to a point in the center line of a sixty
(60) foot wide Jefferson County Drainage District
#6 drainage easement and being the North line of
the Don Streety Tract and the south line of
Griffing Place, Unit I;
THENCE South 89 degrees 00 minutes 05 seconds
West along the center line of said drainage
easement and along the north line of the Don
Streety Tract and the south line of Griffing
Place Unit I, a distance of 368.22 feet to a
point;
THENCE South 23 degrees 31 minutes 40 seconds
East a distance of 922.26 feet to the PIACE OF
BEGINNING, containing in area 3.601 acres of
land, more or less.
and the official Zoning Map of the City of Beaumont is hereby amended
to reflect such changes.
Section 2.
That in all other respects the use of the property herein-
above described shall be subject to all of the applicable regulations
contained in Chapter 30 of the Code of Ordinances of Beaumont, Texas,
as amended.
"Section 3.
That if any section, subsection, sentence, clause or phrase
of this ordinance, or the application of same to a particular set of
persons or circumstances, should for any reason be held to be invalid,
such invalidity shall not affect the remaining portions of this
ordinance, and to such end the various portions and provisions of this
ordinance are declared to be severable.

Section 4.
Any person who violates any provision of this ordinance shall,
upon conviction, be punished as provided in Section 1-8 of the Code of
Ordinances of Beaumont, Texas.
